Community with a little more privacy

This community west of Fredericksburg was initially formed as a stop on the old Potomac, Fredericksburg and Piedmont Railroad in the 1870s. While much development has since occurred in this unincorporated pocket of Spotsylvania County, Chancellor continues to attract those seeking greater space in a more rural setting than in Fredericksburg and several of the neighborhoods closer to the city. “It’s far enough out to give you some privacy, but still close enough to Interstate 95 for commuters. Normally, at least one person in your family will commute up north,” says Tracey Farmer, a Realtor with Century 21 Redwood Realty, who’s made over 40 sales in the Chancellor area. Although it's not considered to be terribly far from Fredericksburg, Chancellor residents don’t necessarily need to travel closer to the city to shop for needs and find weekend and evening dining. Plank Road — or Virginia State Route 3 — cuts through a district called Harrison Crossing, which is populated by big box stores like Giant Food and Home Depot and a number of both local and chain restaurants. The area near Harrison Crossing is also poised for more retail growth. “I think the number one reason people come here is it’s close to the little city of Fredericksburg. It’s a great location,” says Brooke Miller, team leader with Long & Foster Realtors, who lives in Chancellor. “It’s also really close to a lot of commuting options. Many people work outside of our area.”

From townhouses to modern Colonial Revivals

Much of Chancellor features clusters of homes and spacious front yards found along narrow roads without sidewalks. Many of the builds found here are Colonial Revivals, ranch-style homes — several of which include additional features like covered front porches — and bi-level houses. There are also some blocks of Craftsmen and townhouses. There are ranch-style houses and bi-levels from the 1970s to the early 2000s that can run in the lower $400,000s. Slightly higher price points can be found for Colonial Revivals built before and right around the early 2000s. Newer homes with colonial and Craftsman features can be found farther east and a little closer to Fredericksburg. Several of those can run between $610,000 and $720,000. Then, there are three-bedroom townhouse units that can be found in the mid-$300,000s.

Chancellor’s strongly rated public schools

“They have really good schools. My kids are in the schools and love them,” Miller says. The public schools here include Chancellor Elementary School, Chancellor Middle School and Chancellor High School, all of which received grades of B-minus or higher from ratings site Niche. Chancellor Elementary is rated the best public elementary school in Spotsylvania County. During the 2022-2023 school year, the elementary school scored higher than both the district and state averages in reading, math, science and history assessments.

Shop and dine at Harrison Crossing

While Chancellor residents do often travel to Fredericksburg to dine and shop, they don’t always need to go that far to find the items they need or have a relaxing night out. Located right around where Plank and Harrison roads meet is the Harrison Crossing shopping center. Homemade Breakfast & Lunch recently opened inside the center and has become a popular spot to find classic choices like eggs benedict and different varieties of pancakes. Hearty pub fare and brews can be enjoyed inside a modern bar and grill at Harry’s Alehouse, while those on the go might choose to pick a house corned beef sandwich and an eclair at Basilico New York Deli. Then for groceries, they can travel to the Giant Food on the northern end of the shopping center. They’ll get another grocery shopping option soon, too, as a Publix is being added nearby and will anchor the new Chancellor Crossing.

Visit the Chancellorsville Battlefield

The community sits about 4 miles east of the Chancellorsville Battlefield, the site of one of the major Civil War battles. Visitors can visit this place in a few ways. They can go on a driving tour and stop by sites where specific events of the battle occurred. Or if they feel up to it, they can explore the historic grounds more naturally by taking the more than 7-mile-long trail network on the property. Amid this blend of open fields and woodland, they can spot sights like artillery installations and the remains of stone fixtures like the Catharine Furnace. Those interested even more in the area’s history can travel about another 8 miles west to the Wilderness Battlefield, the site of another engagement that occurred about a year after Chancellorsville. Chancellor also isn’t far from water sports destinations. Among them is the 420-acre Hunting Run Reservoir located about 5 miles north. The reservoir has been a go-to for anglers and offers boat rentals, as well.

With Fredericksburg located about 10 miles east, Chancellor residents can attend a variety of events that take place in the city throughout the year. That includes going to the Fredericksburg Convention Center just west of Interstate 95 to attend events like the Wine & Food Festival. Or they can go to downtown Fredericksburg during the holiday season to enjoy the Christmas Parade.

Commuter travel options to Washington D.C. area

Plank Road provides a direct connection to both Fredericksburg and I-95, the latter of which many take to commute to jobs in the greater Washington D.C. area. A station for both Amtrak and the Virginia Railway Express also exists on Princess Anne Street in Fredericksburg. The city is home to Mary Washington Hospital.
