It’s a place where you can walk to school, and kids can join sports leagues and swim teams year-round. If you prefer an HOA, St. Georges Estates and Augustine offer amenities like sidewalks, playgrounds, or the golf club.”

Homes are a bit more affordable than you’d find in other parts of Northern Virginia, and our county property taxes are lower.” Pricing can range from three-bedroom renovated 1980s and 1990s colonials between $470,000 and $675,000 to a 4,000-square-foot custom-build on 4 acres for $1.2 million. You’ll also see four-bedroom colonials in St. George’s Estates for around $500,000, a five-bedroom cul-de-sac home in Vista Woods for $575,000 and a 5,500-square-foot colonial in the Augustine golf community for around $1 million. Adds Walker, “Augustine offers a clubhouse lifestyle and many homes are positioned right on the greens. Of course, you might find a golf ball, or four, in your backyard.”
Students attend Stafford County Public Schools, which Niche gives a B-plus grade. “What I love most about this community,” Nelson adds, “is that it feels like a close-knit family. Parents are really involved in the schools.” Depending on your address, young residents may start at Garrisonville Elementary, which earns a B grade from Niche, or Margaret Brent Elementary, which earns a B-plus from Niche. Sixth through eighth graders attend Andrew G. Wright Middle, which Niche gives a B-plus grade or Rodney E. Thompson Middle which earns a Niche A-minus grade. High schoolers move on to Mountain View, which earns an A-minus Niche grade, or Colonial Forge, given a Niche overall A grade. In 2023, Colonial Forge was named, for the fourth year in a row, an all-sports champion by The Free Lance-Star for having the best overall showing across fall, winter and spring seasons.
The public Augustine Golf Club is a recreational spotlight, given a 4.5-star rating by Golf Magazine. Resident golfers can play for the day or choose a membership package. It’s also a scenic spot to host events or enjoy build-your-own burgers at The Grille. Nearby, the Jeff Rouse Swim & Sport Center offers aquatics, volleyball, ballet and karate. Local athletes compete here on sports fields, and neighbors meet at the playground.
Dining, shopping and services are always convenient in community plazas, including the North Stafford Complex Center, where you’ll find Walmart Neighborhood Market, Ricco’s Pizza and Sweeto Burrito. Adds Walker, “There’s also a new Wawa right across the street. So, you never have to go far for a gallon of milk.” The Grounds Coffeehouse serves seasonal lattes, and residents head to HCK Hot Chicken for Nashville-style chicken and waffles. Barely Naked Brewing is a local favorite for award-winning beer, from Irish reds to golden or dark lagers. Neighbors gather annually for Barely Naked’s Oktoberfest, some in dirndls and lederhosen, to savor craft brew, food trucks and pumpkin painting.
Often chosen for proximity to major employment hubs, Walker adds, “If you have to commute, we have what’s called slug lots, where neighbors can ride with three or more for free in the hot lanes. It’s a great way to rideshare, and it saves everyone money and the stress of driving.” In a comparatively affordable and convenient location, Garrisonville Estates offers a neighborly community of suburban comforts and recreational options.
