Convenience is king in Plank Road
Plank Road is a mixed-use community in the center of Fredericksburg that is growing in popularity. Buyers can choose from a variety of housing options, including established single-family houses, newer builds and condos. Residents enjoy easy access to highway travel, shopping and the city’s other hot spots.
Plank Road housing costs and trends
The area has multiple subdivisions, some with ranch-style homes from the 1960s and ‘70s, others with newer, Colonial Revival-style designs. Single-family houses tend to sell between the mid-$400,000s and the upper $600,000s. There are also a few multifamily developments, and condos usually run from the upper $100,000s to the lower $200,000s. Townhouses don’t hit the market very often, but one recently sold in the upper $400,000s.
Plank Road’s convenient setting is one of its biggest draws. “People want to avoid traffic,” says Chris Ognek, broker with Q Real Estate, who has lived in Fredericksburg for about 20 years. “As the density of the area continues to increase, the property values of homes that are more centrally located have a lot of upward price pressure.”
Noise concerns along Route 3
The community gets its name from Plank Road — also known as Virginia Route 3 — which runs through its center. It’s a wide, busy thoroughfare lined with shopping plazas, big-box stores and restaurants. While the roadway itself stays pretty active, houses are tucked back behind commercial developments. You'll see trees along most streets, which not only add to the curb appeal but also help to keep the area quieter.
Close to everything in Fredericksburg
Plank Road is home to several businesses, including Gold’s Gym, Taj Indian Cuisine and a few locally owned markets. It’s also a good jumping-off place for exploring the city. “It’s so easy to get to things,” Ognek says. “You’re literally five minutes from everything in Fredericksburg.” Nearby attractions include:
Downtown Fredericksburg, a historic, walkable area with indie shops, breweries and a variety of restaurants
Spotsylvania Towne Centre, which has an indoor mall and an outdoor shopping village
University of Mary Washington, a small liberal arts college where you can catch plays and games
Central Park, with big-box stores and restaurant chains, in addition to a small amusement park
Alum Spring Park, a popular spot for family picnics and nature walks
Fredericksburg City Public Schools and nearby private options
The neighborhood falls within the Fredericksburg City Public Schools district. Older students can go to James Monroe High School, which offers career and technical education courses as well as the option to take virtual classes through the A. Linwood Holton Governor’s School. Some families send their kids to the nearby Fredericksburg Academy, a highly rated private school that runs from prekindergarten through 12th grade.
Commuting to Washington or Northern Virginia
With its direct access to Interstate 95 and U.S. Route 1, Plank Road is a popular choice for commuters. Washington and Northern Virginia are less than 60 miles away, but depending on traffic, the drive might take you anywhere from an hour to two hours. To skip the stress of NoVA rush-hour travel, Ognek says many people rely on the Virginia Railway Express, which leaves from the station in Downtown Fredericksburg.
