Downtown Fredericksburg's location along the Rappahannock River made it a key pre-Revolutionary War port and a significant Civil War site. Today, the area is still a prime location, sporting historic homes, mom-and-pop shops and restaurants, and fantastic opportunities for recreation along the Rappahannock. The Riverside neighborhood specifically is the portion of historic Downtown Fredericksburg that boasts Old Mill Park, the waterfront’s largest green space.
Some sections of Riverside, like Normandy Ave and Elmhurst Ave, are primarily residential, while other areas, like side streets closer to Route 1 and Route 17, are more heavily dotted by commerce. While you may be able to find the occasional town house or duplex, most homes are single-family, sporting styles like ramblers, bungalows, and Cape Cods. “For the most part, everything in that area is going to be older, from the early 1900s up to the 1950s, with some new construction homes scattered throughout,” says Chris Ognek, Broker and Owner of Q Real Estate. “It has a very well-established neighborhood feel. A lot of the houses are very well maintained and have been renovated over the years. You’ll find some smaller homes around 1,000 square feet, but then you’ll see some others that are 2,000 square feet or so.” House hunters could find a two-bedroom circa-1930s bungalow for $260,000 or a three-bedroom new-construction home for $550,000.
Riverside students attend schools in the Fredericksburg City Public Schools district like Hugh Mercer Elementary School, Walker-Grant Middle School, and James Monroe High School. James Monroe High, which is walkable to many homes in Riverside, offers a Career and Technical Education program to help students identify their interests and strengthen their post-education goals in subjects like Business and Information Technology and Marketing Education.
Riverside residents have prime real estate near the Rappahannock River, which is accessible at Old Mill Park. Visitors here can enjoy waterfront views and hit the water via kayak or canoe from the boat launch. You also could pick up the Rappahannock River Heritage Trail here; it connects to the Rappahannock Canal Path, which together run the entire perimeter of the neighborhood.
Riverside has more to offer than the Rappahannock, of course. With all the commerce scattered throughout, homeowners are bound to get a good meal. Wherever you’re from, you’ll feel like a local at Mason Dixon Café, which offers a breakfast-centric menu that incorporates favorites from both the North and the South. Twenty Four Hundred Diner has been feeding the community Greek and American favorites since 1955. And if that’s not enough of an institution, check out Carl’s, a frozen custard stand that has been doling out desserts since the 1940s. The nearest major grocery store is Giant Foods in the Eagle Village shopping center, about a mile away by car. For all other needs, Spotsylvania Town Center and Central Park have 250 more retailers and restaurants, and they’re less than 4 miles away from most homes in Riverside.
