The South Whidbey Island town of Freeland is a small yet vibrant community known for its scenic beauty. Situated next to Holmes Harbor, Freeland functions as the main retail hub for much of central and south Whidbey, featuring a supermarket, a variety of local shops and over a dozen restaurants and cafes. “Freeland is less tourism-focused than other towns on the island,” says local broker Dan Fouts of Windermere Real Estate, who has lived in the area for more than 15 years. “You still have access to the water, but it feels more like a place to live than a place to visit.” For many residents, that’s part of the appeal.

Modern developments and waterfront mansions
The housing market in Freeland is made up of a combination of older homes and more recent builds. The town includes everything from historic homes and midcentury ranches to modern constructions and coastal estates. The town has seen significant residential development in recent years, particularly around Holmes Harbor Golf Course, where dozens of homes have gone up since 2005. Most properties throughout town offer large lots, providing ample space and privacy. Waterfront homes are particularly sought after, offering views of Holmes Harbor and easy access to the beach. Prices in Freeland range from around $450,000 for a 1,000-square-foot inland cottage to around $2 million for a waterfront mansion. That said, most homes in Freeland offer between 1,500 and 2,500 square feet and sell for between $600,000 and $900,000.

Most kids in Freeland attend the area’s well-regarded public schools, managed by the South Whidbey School District. South Whidbey Elementary is rated 6 out of 10 on GreatSchools, while Langley Middle School scores 7 out of 10. South Whidbey High School stands out with a 9 out of 10 rating and offers college credit courses through its dual enrollment Running Start program. There aren’t any colleges on the island, so students generally opt to take online courses through this program instead of traveling to the mainland for in-person classes.

A South Whidbey retail hub
Freeland serves as a commercial hub for the southern half of Whidbey Island, offering a variety of shopping and dining options. The town center is home to the regional grocery store Payless Foods, along with multiple hardware and thrift stores. Freeland is also home to some of the most popular restaurants in South Whidbey Island, including popular local institutions like China City and Freeland Cafe, and Seattle-area chain Rocket Taco. “The dining scene doesn’t draw as many mainland visitors as some other places on the island closer to the ferry,” says Fouts. “But it’s popular among people who live here. It has more of a local vibe.” The town’s burgeoning vineyard and brewing scenes do draw their fair share of visitors, however. The small town’s impressive roster of highly rated brewers and vintners includes Greenbank Cidery, Dancing Fish Vineyard, Blooms Winery on Whidbey and Hierophant Meadery, to name just a few.

Activities on Holmes Harbor and farther inland
Freeland offers residents easy access to a variety of outdoor spaces. Freeland Park is a local favorite, featuring picnic areas, a playground and a boat launch. The park's waterfront location on Holmes Harbor makes it an ideal spot for kayaking, boating and fishing. Neighboring Freeland Hall hosts community events and live music throughout the year. Trillium Community Forest borders the town to the east and features 7 miles of mixed-use trails, while South Whidbey State Park offers coastal hiking trails, picnic areas and camping facilities. Holmes Harbor Golf Club on the north side of town features 18 holes set against scenic views of Puget Sound. For a more unusual outdoor experience, the Earth Sanctuary nature reserve features curated walking trails and unique sculpture gardens. This privately owned sanctuary emphasizes environmental conservation and provides a peaceful setting for reflection and exploration.

Getting around and off Whidbey Island
Transportation in Freeland is primarily car dependent, with residents relying on personal vehicles for commuting and errands. The town is connected to the rest of Whidbey Island via state Route 525, which runs north to south through the island. This route provides access to other island communities and the Mukilteo-Clinton ferry terminal, which connects Whidbey Island to the mainland. The ferry service is a crucial link for residents, offering regular crossings to Mukilteo and easy access to the greater Seattle area. It’s a 9-mile drive from Freeland to the ferry. Island Transit provides free bus services throughout the island. Its routes connect Freeland to key destinations such as Oak Harbor, Coupeville and the ferry terminal, offering an alternative for residents who prefer not to drive. While public transit is available, the rural nature of the area means that services may be less frequent than in urban centers. Road cycling is also quickly increasing in popularity on the island as a means of both recreation and transportation.
Public transportation is limited in Freeland, with most bus stops can be found in Freeland.
Getting into Freeland is a short 20 minute ferry crossing from Mukilteo.
