The residential enclave of Northgate-Union City in Fremont sits on a major East Bay artery with access to Oakland and San Jose. Palo Alto is just across the Dumbarton Bridge. “It’s such a good location, one member of the house could cross over the Dumbarton Bridge to work and the other commute to the South Bay,” says Omar Murillo, Realtor with Everhome Real Estate and a top producer in the region. Developed to meet the housing demand during the high-tech boom, the neighborhood includes a mix of single-family homes, townhouses and condominiums that vary in size and price. They have access to good schools, lots of green space, and proximity to the area’s industry heavy hitters like Tesla and Meta. “It’s been voted year-after-year one of the best cities, even won ‘the happiest’ city by WalletHub,” says Murillo.

Mix of updated homes sell quickly
The homes in Northgate-Union City don’t sit on the market long, selling in 12 days compared to the national average of 44. Sidewalks line the winding streets, many of which end in cul-de-sacs. Lawns are neatly landscaped, and maples and pines stud grassy strips along the streets. The median value for single-family homes is $1.8 million and for townhomes about $980,000. Most homes went up in the 1970s and 1980s, but many have been renovated with the latest upgrades like new flooring, fresh paint and modern fixtures and finishes. Single-family homes range from $1.5 million to $1.825 million for an older home to $1.75 million to $3.2 million for a large four-bedroom, fully updated home with a 3-car garage and a generous lot. Townhomes sell from about $725,000 for a two-bedroom unit to about $1.5 million for a spacious three-bedroom unit. A few 1980s condominiums run from $400,000 for small units to $680,000 for larger, fully updated units. And newer condominiums sell for about $1 million to $1.6 million.

Kids can start at Warwick Elementary or Patterson Elementary Schools, continue at Thornton Middle School and finish at American High School, all graded A on Niche. Major recreation areas are within easy reach of Northgate-Union City, including Quarry Lakes Regional Park to the east, which offers hiking, boating, fishing and swimming. Ardenwood Historic Farm, just to the south, is a working farm with a blacksmith shop, an outdoor kitchen and formal gardens surrounding a historic farmhouse. Every year, families come there to pick out their pumpkins, make crafts and scramble through a corn maze. “Some folks that came as kids bring their own kids,” says Troy Horton of Dig Deep Farms, host of the event. A bit further west on the bay's shore, the 1,266-acre Coyote Hills Regional Park is a favorite for hiking, biking and birdwatching throughout an expanse of grasslands and marshlands. Community parks dot the neighborhood, including Northgate Community Park which features sports fields, a batting cage and picnic facilities. Crandall Creek Park is a bit smaller but features unique playground equipment in neon colors.
