Located in southern Fremont, Warm Springs is an expansive neighborhood sectioned into suburban housing, commercial areas and an industrial portion called the Warm Springs Innovation District. The community rests against the Diablo Mountain Foothills and offers views of Mission Peak from nearly every street. With multiple green spaces and hills, there are numerous outdoor recreation opportunities alongside shopping and dining corridors. Warm Springs is also a transportation hub, with many residents working at Silicon Valley tech companies like Apple, Meta and Lam Research. However, companies like Tesla are already part of the Innovation District, meaning some Fruitvale residents can walk to work each day.

“Warm Springs is a culturally diverse area with a mix of architectural styles. It’s in a great location near good schools, Lake Elizabeth, and all kinds of national brand retailers and local restaurants,” says Gagan Singh, a Broker with Coldwell Banker with 30 years of experience. “It’s a good commuter location, too, in the middle of San Francisco and Silicon Valley. The neighborhood’s connected to the Bay Area by train stations, and a BART station is within walking distance.”

Warm Springs Community Park, playgrounds and open spaces

Covering 12 acres, Warm Springs Community Park is a neighborhood destination all year. “That’s where all the kids play baseball,” says Debbie Rossetto, a Realtor with Everhome Real Estate and longtime Fremont resident. There are basketball courts, tennis courts and a baseball field with batting cages. A trail winds through the tree-studded park, taking visitors past the Nimbus Sculpture, a 1985 steel artwork representing a cloud. Lone Tree Creek Park has ample open space for soccer games, a basketball court and a playground with climbing equipment and slides. Booster Park features an open grassy area for games or lounging, while children can enjoy the play equipment. A softball field occupies the space’s eastern side, while a walking path connects to the neighborhood’s sidewalks.

Numerous restaurants, grocery stores and the Pacific Commons Shopping Center

Mas Fuego features flavorful Tex-Mex dishes in a vibrant environment. Zhang Fei Hot Pot offers a variety of soup bases, noodles and seafood for guests to personalize their bowls. Houses between I-880 and the Diablo Mountain Foothills

Warm Springs has a variety of architectural styles from the 1960s through the 1990s. Single-family homes are often ranch-style dwellings, split-levels or contemporary houses. The area also has high-rise condos closer to Highway 262. Streets in the neighborhood’s residential portion gently curve into cul-de-sacs flanked by trees, well-maintained homes and tidy lawns. Homes sell for a median price of $1.25 million after around 20 days. Prices range from $1.75 million to $3.25 million for single-family homes, while condos range from $650,000 to $1.75 million.

Highly rated instructions in the Fremont Unified School District

Children in Warm Springs can attend three schools that have earned A rankings from Niche. Harvey Green Elementary School has a computer classroom where students learn to type, write code and create graphics. John M. Horner Middle School has almost two dozen activities and clubs, such as Bollywood dance, Lego robotics and Model United Nations. Irvington High School is the district’s performing and visual arts magnet school. It works with Ohlone College to give students cutting-edge arts classes each year.

BART stations, freeways and Silicon Valley

Warm Springs Boulevard separates the residential eastern portion of the neighborhood from the industrial western half. Highway 262 marks the boundary between Warm Springs’ commercial area and its mixed-use southern portion. Interstates 680 and 880 run through the community in addition to BART rail lines. The Warm Springs BART station helps passengers travel 15 miles to San Jose or 43 miles to San Francisco. Several bus routes cover Warm Springs, making the 8-mile journey to downtown Fremont accessible. Those living along the freeways or train tracks will hear traffic noises during busy periods. Pedestrians can use the neighborhood’s sidewalks to reach parks, while cyclists can utilize the bike lanes along significant roadways. Warm Springs is 7 miles from Kaiser Hospital and 11 miles from San Jose Mineta International Airport.
