Flouncy palm trees, backyard pools and mountain views define the scenery in Sweetwater Ranch. This suburban community developed throughout the early 2000s and 2010s with small lots that create a neighborly atmosphere. The neighborhood also has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4. “You see people moving here for the commute to San Diego and Orange County, as well as for affordability, safety, and the schools,” says Tom Bashe, an associate broker with Localist Realty who moved to Murrieta in 1997. “The community is in French Valley, technically part of Winchester. However, it falls within Temecula’s school district, which is a plus."
Tight lots with backyard pools and decks
Driving past Saint Mother Teresa of Calcutta Church on Whisper Heights Parkway leads to well-paved roads lined with landscaped shrubs and native grasses. Mediterranean Revivals have small yards, typically under a quarter of an acre. Houses have triple-car garages and often feature a pool and a landscaped deck, a major draw in California’s triple-digit heat. "We get this great breeze at night, which cools the area almost 30 degrees," Bashe says. Many properties also use solar power. Prices range from $500,000 to $700,000 for around 2,500 square feet. Larger homes can go from $720,000 to over $1 million.

Sports fields, playgrounds and nearby Lake Skinner Recreation Area
Heritage Ranch Park, with its white picket fences and plenty of parking, is a central spot in the neighborhood. This 8-acre green space has shaded playgrounds and fields for baseball and soccer. Across Winchester Road, Brookfield Park and Abelia Sports Park host games, with more fields and picnic spots. “There’s a lot of involvement in sports, especially with so many families here,” Bashe says. The French Valley Library on Skyview Road is a gathering spot for book clubs and craft nights. Just 10 miles away, Lake Skinner Recreation Area is a reservoir that supplies water to the county. Though swimming is prohibited, the 300-acre park offers fishing, trails, camping and a splash pad.

Shopping and dining nearby at Old Town Temecula
Sweetwater Ranch is a quiet residential area just a few miles from big-box stores and chain restaurants. While small businesses are scarce, French Valley Cafe stands out. Located at the French Valley Airport, which serves private and general aviation flights, this women-owned restaurant and bar offers classic diner fare with aviation-themed menu items. The neighborhood is about 2 miles north of Grocery Outlet and Stater Bros. Markets, and 3 miles further, locals can easily access Costco, Home Depot and Target. Old Town Temecula, in Southern California’s wine country, is about a 10-mile drive south. “My office is located here. They’ve done a lot of redevelopments over the years. What used to be all antique stores is now more of a nightlife scene with really good food,” Bashe says.

STEM programs offered at the middle and high school level
The Menifee Union Elementary School District (MUSD) has a B-minus rating and serves about 12,000 students. Harvest Hill STEAM Academy, which serves kindergarten through eighth grade, has a B rating. The academy offers pathways in robotics, engineering and video production. MUSD doesn’t have a high school, so ninth through 12th-grade students attend the Perris Union High School District, which includes the B-plus-rated Paloma Valley High School. The high school also offers STEM-focused programs, including Engineering Design, Computer Programming, and Biomedical Science.

The neighborhood offers easy access to Interstates 215 and 15, making it less than a 90-mile commute to Orange County or San Diego. “We call them the 215 and 15 freeways,” Bashe says, noting that the round-trip drive can take up to three hours. Southwest Healthcare Inland Valley Hospital is about 12 miles away, and John Wayne Airport is a 70-mile drive.
