Bungalows beside businesses

A lengthy commercial park stretches along Roeding Park’s western border; however, most of the area consists of organized residential blocks. Many of the homes that populate these blocks are early- to mid-century builds in the bungalow or ranch styles. Properties cost between $230,000 to $390,000 and come with fairly large lawns paired with long driveways. Some condo and manufactured property listings are available as well for under $200,000.

Trips to the zoo can be an everyday event

The primary park space woven into the Roeding Park neighborhood is Quigley Playground. Visitors can shoot hoops, play tennis, go for a swim or take kids to play on the playground. The 90-acre Roeding Park that is the neighborhood’s namesake is actually just beyond the neighborhood boundary. The park includes a multitude of traditional city park facilities and special attractions. It’s home to two dog parks, the Roeding Park Tennis Center, multiple playgrounds and an outdoor roller-skating rink. A visit there can also include a tour of the Fresno Chaffee Zoo, which is open every day. “The Zoo really is the main attraction for Roeding Park,” says Jenn Reda, Realtor at Realty Concepts. “I have two kids, so I go to the zoo a lot. They’ve been making a lot of improvements and have lots of new exhibits,” like Stingray Bay, Sea Lion Cove and the Reptile House. The park also houses two amusement parks, which feature fairytale exhibits, carnival rides, an outdoor theater and train rides.

Home to William Saroyan

Roeding Park holds a bit of history, too. Gillis Branch Library is well-loved within the community, and it was named after James Gillis, who founded California’s county library system. The library first opened in 1940 and counted the late author William Saroyan, a Pulitzer Prize winner, as one of its regular visitors. Speaking of Saroyan, his former home is in the neighborhood, which has now been converted into the William Saroyan House Museum. The museum features a visual biography room with information on Saroyan’s life and work, a 3D holographic projection of Saroyan and a research room available to work in.

Munching on mini pancakes and shopping dd’s discounts

Roeding Park has a couple of thoroughfares with places to grab food when residents get hungry. One is West Shields Avenue, where customers can have breakfast for dinner at Bellas Mini Pancakes food truck. Or if hungry locals don’t want a meal that sweet, they can order traditional-style tacos and burritos at Tacos Espinoza food truck. For family-sized meals, residents can pick up a pizza at Lela’s Pizzeria or a burger with steak fries and a shake at Mom’s Ol’ Fashion Burgers off West Clinton Avenue. Model education for Roeding park students

Roeding Elementary School serves students in pre-kindergarten and transitional kindergarten all the way through sixth grade. The school earns a C-plus from Niche and offers after-school programs in arts and music, as well as academic intervention and healthy habits. Cooper Middle School, also known as Copper Academy, is an International Baccalaureate (IB) World School and is one of three schools that make up the IB Continuum in the Fresno Unified District. It earns a score of B-minus from Niche. High schoolers can attend DeWolf High School, which has a score of C on Niche and was named the 2023 Model Continuation High School by California’s Department of Education.

Catching State Route 99

The neighborhood’s commercial park does employ a portion of the area’s residents, but plenty of workers also commute to Downtown Fresno just 3 miles away. Roeding Park’s western border is right along California State Route 99, making hopping on the highway quick work for neighborhood residents. For those who take public transportation, Fresno Area Express bus stops can be found along most four-lane roads that cross through Roeding Park. For out-of-state travel, Fresno Yosemite International Airport is 10 miles away.
