Small-town living in Frewsburg

Hidden amongst the Allegheny foothills, Frewsburg is a sleepy hamlet tucked along Conewango Creek in the Town of Carroll. The hamlet's name stems from its founders, the Frew family, who settled in the area after venturing north to start a sawmill business powered by the waterways.

Today, essential establishments line a small Main Street. The post office and grocery store are within walking distance for many residents, while a mix of home styles on modest lots sit close together. "Frewsburg is one of the many communities in the county that embraces small-town easy living," says Rachel Willow, a licensed real estate salesperson with five years of industry experience. Farther east, residential roads give way to swaths of farmland that butt up against South Valley State Forest's rugged terrain. Abundant hiking trails, campgrounds and scenic waterways add to the region's appeal, offering a close-knit community with year-round recreation.

Afternoons along Conewango Creek

Frewsburg Town Park is a large green space that boasts access to a narrow stream called Frews Run for a dip in the creek. A playground with swing sets and a sandbox entertains children of all ages, while a covered pavilion with tables attracts picnickers. Sports facilities include basketball courts and baseball diamonds that host Little League practices and games.

Conewango Creek and Frews Run are natural borders for most of the hamlet. Kayaking, canoeing and fishing are popular pastimes, and over 25 miles of exploration await along the Marden E. Cobb Waterway trail.

Residents are also close to the Audubon Community Nature Center, where 570 acres of wetlands give way to miles of hiking trails, picnic areas, a natural play space and an aviary for birds. The center features interactive exhibits, year-round day camps and guest lecture series.

More trails await about 10 miles away throughout the South Valley State Forest. South Valley encompasses 4,227 acres of rugged terrain and scenic views open to the public for hiking, hunting, trapping, fishing and cross-country skiing. South Valley borders the Allegheny Reservoir, also known as Kinzua Lake, to the east and is home to Onoville Marina Park for year-round boat storage and seasonal renters. Chautauqua Lake is also 10 miles away for sailing and sunbathing along the waterfront.

Western New York's year-round recreation includes ice-fishing, snowmobiling and skiing, with nearby retreats like Holiday Valley Resort and Peek'n Peak Resort less than 35 miles away.

Bungalows, colonials and ranch-style homes

Residential streets in the heart of the hamlet feature modest lots with a range of home styles, including bungalows, bi-levels and the occasional Dutch Colonial. However, colonial- and ranch-style homes dominate the landscape and are priced from the low $100,000s to the mid $200,000s. As of 2024, over 20 to-be-built lots are for sale along Carroll Street, with modern ranch-style homes starting in the $300,000s before additional upgrades. A handful of 21st-century modern homes and properties on acreage can sell into the mid $300,000s, while homes that need some TLC can sell for less than $100,000. Frewsburg earns a CAP Index crime score of 2 out of 10, compared to the national average of 4.

Essentials on Main Street

Several local businesses line Main Street, including a bowling alley and an axe-throwing venue. Haggy's Hatchet House, where beer and axes mix, is the community's newest establishment. Long-timers include The Dinner Bell, an American restaurant known for its hometown-style brunch and welcoming atmosphere. Down the street, Frewsburger Pizza Shop is known for its wings, subs and signature taco pizza. A crowd favorite is the Philly steak pizza, topped with beef steak, a blend of cheese, green peppers and onions. In 2021, Frewsburger opened an adjoining ice cream shop that sells ice cream cones, shaved ice, flurries and sundaes.

Tops Friendly Markets and a liquor store sit across the street, while other small businesses include an appliance store and antique shops for unique finds. Main Street is also home to other essential establishments such as a post office, library and multiple houses of worship. A lone Dollar General sits on the outskirts of town, while additional grocers and big-box stores are 10 miles away in Lakewood. "If you live in one of the county's rural areas, Lakewood is where you'd go for your groceries, Target and other major stores," Willow says.

Main Street brims with enthusiasm as decked-out floats are pulled by horses and tractors. Other small-town events include an annual Easter Egg Hunt at the Frewsburg Central High School football field, community-wide lawn sales in June and the annual Frewsburg Fire Department's Gala Days. The Chautauqua Institution, the region's crown jewel, hugs the banks of Chautauqua Lake 25 miles away. "It's a world-renowned institution," says Jerod Zahn, a real estate salesperson with ERA Real Estate who has lived in the region for over 50 years. The summer season draws in tourists from across the county, including thousands of creatives and lifelong learners who descend upon the institute for nine weeks of summer programming.
