A laid-back suburban neighborhood in Fridley

Benjamin Briardale is a primarily residential community in Fridley, just north of Minneapolis. The neighborhood named after two intersecting streets – Benjamin Street and Briardale Avenue – captures a classic suburban feel for those looking for a single-family home on a slow-paced street with lots of trees. That, on top of home prices, is what draws homebuyers to Benjamin Briardale. “You get a lot of house for your money compared to the other suburbs nearby,” says Taylor Matzoll, a Realtor with Coldwell Banker whose clients purchased a home in the neighborhood in January 2025. “You could get the same house here for about $50,000 less than somewhere like New Brighton or Mounds View.” Residents also enjoy living right by a park, which features an outdoor ice skating rink, along with shops and restaurants just down the street, while less than 15 miles north of Central Minneapolis.

Single family homes from the 1970's to early 2000s

Cul-de-sacs make for slow-paced traffic on the neighborhood’s winding residential streets. They’re lined with single-family homes built between the 1970s and early 2000s. Matzoll says, “A lot of homes in Fridley were built in the 1950s, so this is a newer community compared to other neighborhoods in the area.” Mature greenery paints the landscape of each quarter-acre lot, featuring a mix of ranch-style, split-level and New Traditional houses. No two homes are alike, though some common exterior features include brick and vinyl, stucco siding and Tudor influences. Ranch-style and split-level homes make up the neighborhood’s 1970s and ‘80s houses, while New Traditional builds were constructed in the ‘90s and early 2000s. All of these homes can have anywhere from three to six bedrooms, 1,000 to 3,500 square feet of living space and prices ranging from $350,000 to $550,000.

Residents can walk to this nearly 3-acre park to have fun on the playground or play on the tennis and basketball courts, which light up at night for evening pickup games. A spacious lawn in the middle gives children an open space to play in the summer. During winter, the city converts the field into an ice rink.
