Friendly is an established suburb half an hour from D.C.

Friendly might seem small and neighborly from the ground, but it’s really a large established community with a population of around 10,000. The neighborhood was one of the original D.C. suburbs that sprung up following World War II, further nurtured by the construction of the Capitol Beltway in the early 1960s. As the suburban backyard of Fort Washington, Friendly has seen a significant amount of development in recent years. “It’s attractive to homebuyers because it’s a hop, skip and a jump from D.C., not as busy as the city, and offers more of a suburban feel that many city dwellers want,” says Casey Sutherland, principal broker with Rosemont Real Estate LLC. Friendly is a residential neighborhood, but locals are within minutes of the bustling National Harbor area for shopping, dining and nightlife along the Potomac River.

Walkable and featuring affordable single-family homes from the 1960s

Most homes in the neighborhood are single-family residences that fan out from cul-de-sacs and line side roads with well-maintained sidewalks and simple lawns and landscaping. Homes are priced from $300,000 to $800,000, varying by age, remodel status and square footage. Three-bedroom Cape Cods are often listed for between $320,000 and $450,000, which is one of the big reasons buyers are drawn to the neighborhood. “It’s tough to find single-family homes within reach of Washington that are under $500,000,” Sutherland says. “Most were built in the 1960s and 1970s.” Spacious ranch-style houses with four or five bedrooms are priced higher — $475,000 to $500,000. Fully renovated colonials or large, newly constructed Craftsmans can list for as high as $800,000 and come with four to five bedrooms. Garages and carports are common here, so few cars are parked on the street. Dedicated bike lanes and pedestrian crossings also add to the neighborhood’s walkable and cyclist-friendly appeal.

Public schools include the new Colin Powell Academy

Prince George’s County Public Schools serves Friendly. Students can attend Tayac Elementary, rated a C by Niche; Friendly High School, with a C-minus rating; and the new Colin Powell Academy, a K-8 school that opened in February 2024 and hasn’t received a Niche score yet. Colin Powell Academy features STEAM labs with 3D printers, a video production studio and classrooms with smart display boards. But for most residents, Friendly is synonymous with Friendly High School, which is known for its state championships in basketball and football.

Commuting to D.C. by car, Metrobus or Metro

The main artery that runs to the Washington, D.C., area is Route 210, or Indian Head Highway, which connects to the Capitol Beltway near Oxon Hill, about 5 miles to the north. National Harbor is only 2 miles from Friendly, and Washington is another 10. Metrobuses stop throughout Friendly taking commuters to the Southern Avenue Metro station. The total commute time into Washington using bus and rail services is roughly an hour and a half.

Strip malls close to home, and National Harbor for regionally popular retail and dining

Small convenience stores like Urban Market provide snacks and essentials, while a Giant Food supermarket is located along Indian Head Highway. A little farther south, residents can shop at ALDI or head to the Olde Forte Village Shopping Center, featuring a Safeway. Next door is the Adventist HealthCare Fort Washington Medical Center, a hospital that provides services to over 40,000 patients a year. National Harbor spans 12 blocks along the banks of the Potomac River and features upscale restaurants like Bond 45, which serves steaks and seafood. National Harbor also features popular nightlife stops like Bobby McKey’s Dueling Piano Bar, offering drinks and live music from dueling pianists.

Neighborhood green spaces and the historic Fort Washington Park

Tinkers Creek winds along the eastern edge of Friendly, surrounded by parks and dense tree cover. At both Old Fort Hills Park and Tinkers Creek Stream Valley Park, visitors can enjoy tennis courts, a basketball court, a baseball field and a playground. A mile west of Friendly is Fort Washington Park, a national park that preserves the historic structure of Fort Washington, a 200-year-old military base perched over the Potomac River to defend the nation’s capital. Folks can tour the battlements or hike on the park’s trails.

Popular events at National Harbor

National Harbor sponsors events throughout the year, especially during the summer. Kids Days, held on Thursdays from June through August, feature family-friendly activities on the Plaza. Wednesdays and Saturdays bring in the free Salute the Sunset Concert Series. Everything from sporting events to family classics and date night movies is shown year-round on the Plaza’s big screen, and Summer Sounds showcases local musicians on Fridays.
