Outdoor recreation and scenic views surround the quiet town of Loma

Just 5 miles northwest of Fruita, Loma has access to all the outdoor wonders of Western Colorado, surrounded by hiking and mountain biking trails in the Grand Valley. This purely residential community features single-family homes on spacious properties set amidst canyon, desert and mountain views. With a few locally owned businesses and Downtown Fruita nearby, residents have all they need in a quiet rural community on the edge of town. "It's a farming community with peace and quiet. Most properties have acreage," says Jennifer Cirka, longtime area resident and Realtor at Greyhound Real Estate. "If you're looking for a place to buy your own property, Loma is the place to go."

Price ranges and property features buyers can expect in Loma

With panoramic canyon views, many homes sit on grassy lawns, while others are on xeriscape lots, featuring red dirt, decorative rocks and wooden fences. This neighborhood features New Traditional and ranch-style homes with Mediterranean elements. Home prices range from $260,000 to $1 million. Values are higher depending on property sizes and the year of construction. Loma's average lot size is about 1 acre, and many residents have horse stables. New Traditional homes built in the 2020s can occupy farms of up to 40 acres. "People have agriculture, but you'll find a lot of horses, cows and hay. Even in subdivisions, you're getting a lot more land and bigger lot sizes," Cirka says.

Loma also receives a CAP Index Crime Score of 2 out of 10, lower compared to the national average of 4.

Hiking and mountain biking at the National Monument within minutes

Highline Lake State Park features numerous campgrounds and approximately 9 miles of scenic trails surrounding a picturesque lake, frequently used for paddleboarding. South of the highway, Kokopelli's Trail is a mountain biking route that extends over 140 miles through the desert canyons, connecting Loma to Moab, Utah. The Colorado National Monument is within a 25-minute drive. The monument is one of the country's premier outdoor destinations for mountain biking and hiking, featuring canyons, unique rock formations and valley views. "It's close to the National Monument, and it has river access," Cirka says. "On the Kokopelli Trail, you can ride mountain bikes all the way to Moab, with several loops for mountain biking and horseback riding. At Highline State Park, you can take boats and go camping. It's a nice retreat for people, while still being close."

Short drive to farm-to-table eats, pizza and craft beer

Loma is currently a growing area with limited direct access to markets and restaurants. However, Cattlemen's Bar & Grill is a steakhouse with locally sourced cuts of beef from ranches in Loma. "If you really want a good steak, that's where you go," Cirka says. "There's more shopping in Fruita. You're probably 20 minutes away from the mall and Walmart in Grand Junction." Within a 10-minute drive, residents can try well-established restaurants in Fruita, such as Hot Tomato Pizza, which serves gluten-free crusts and a selection of craft beers. The area's grocery stores include City Market and Dollar General. Skip's Farm to Market has organic produce and meat from nearby farms.

School choice and ratings for Mesa County Valley schools

The Mesa County Valley School District No. 51 serves local students. While it is one of the region’s only public districts, students may transfer over to Mesa County schools in Grand Junction through the in-district school of choice program. Out-of-district transfers are also accepted, depending on available space. Loma Elementary earns a B-minus grade from Niche. Students from sixth to eighth grade attend Fruita Middle School, which has a C-plus. Fruita Monument High School receives a B.

Country Jam draws thousands to Mack for four days of music

Country Jam is historically one of the state’s largest music festivals, featuring a four-day lineup that includes some of the genre’s most prominent artists, such as Carrie Underwood, Blake Shelton and Tim McGraw. In late June, fans travel from all over the West to camp at the festival grounds in Mack, about 4 miles away from Loma. However, the festival is on hold currently and may resume in 2027.

Driving to Fruita, Grand Junction and the airport

While the Grand Valley Transit bus system provides transit for parts of Fruita and Grand Junction, Loma is entirely car-dependent. U.S. Highway 50 is a major interstate to downtown Fruita, located approximately 6 miles southeast. Downtown Grand Junction is about 17 miles southeast by taking U.S. Interstate 70, one of Colorado’s major routes. The nearest emergency room is Family Health West Hospital, located approximately 7 minutes away. Approximately 20 miles southeast, the Grand Junction Regional Airport offers direct passenger flights to select cities, including Dallas, Phoenix, Las Vegas and Denver.
