A peachy city in the Upstate region
Life is fruitful in Gaffney, a city of about 12,000 in Upstate South Carolina best known for its peaches. Self-proclaimed as the peach capital of the state, the city hosts annual events that celebrate them and even has a 135-foot water tower off Interstate 85 designed to look like a giant peach. “The peaches are very good,” says Robin Duncan, broker-in-charge at R.M. Duncan Realty. “We pride ourselves on that. You can’t find them any better.” Outside of the famous fruit, Gaffney has a lot to offer in education, health services and manufacturing.

New Traditional homes are being built north of I-85
City homes have a median price of about $250,000, significantly lower than the state figures. New Traditional homes have been built in recent years, and Colonial Revival homes are common. There are also lots and large parcels of land available for building. “North of the interstate is where most of the growth is,” Duncan says. Cherokee County homes outside of the city limits can be more expensive.
Victorian-style homes with large front porches can be found in Gaffney.
Some modern ranch-style homes can also be found throughout Gaffney.

I-85 traffic does not affect the city
U.S. Highway 29 runs through the heart of the city, and I-85 cradles its northern edge. “Once people get off the Interstate, they breathe a sigh of relief,” Duncan says. “It’s just not that congested here.” Gaffney is about 55 miles from Charlotte, where Charlotte Douglas International Airport has nonstop flights to destinations worldwide. The city does not currently have public transportation, but the city is exploring services to add in the future. The city's Cherokee Medical Center is a 125-bed acute care hospital.
Summers revolve around the South Carolina Peach Festival
The city has been home to the South Carolina Peach Festival each summer since 1957. In addition to peaches, the week-long festival features country music performances and a pageant that crowns each year’s South Carolina Peach Queen. Gaffney has several performing arts venues, including Capri on Main, which opened in 1936 as a movie theater before transitioning into a live music and comedy space in 2008. The city also has the Cherokee County Museum, which tells the region's story through artifacts and a 90-foot Revolutionary War mural. One critical Revolutionary War battle was fought at Cowpens National Battlefield, just outside the city, where U.S. forces defeated the British in 1781.

Downtown Gaffney has plenty of local flavor
The Gaffney Station Farmers Market, held on various days during the spring, summer and fall, has produce for sale. Downtown Gaffney has retail boutiques, thrift stores and local restaurants, while name-brand stores and chain restaurants can be found at the Gaffney Outlet Marketplace on the western edge of the city. Many of the city’s restaurants serve barbecue and Southern favorites.
Many businesses in Gaffney have beautiful landscaping.
Locals can try fresh fruits and vegetables at the Gaffney Station Farmers Market.

The city has parks for recreation and for sports
Most of the city’s parks are for recreation, though some have athletic facilities or carry historical significance. Irene Park is a mixed-use facility, having a pool, a skate park and a veterans memorial among its amenities. More than half of city residents live within a 10-minute walk to a park.
Jolly Park is an excellent place to go for a morning stroll in Gaffney.

Students are served by the Cherokee County School District, which has a B-minus grade from Niche. The district serves nearly 8,000 students across 14 schools. Gaffney High School has an individual B-minus rating.

A high risk of ice storms
The city’s violent crime and property crime rates have fallen in recent years. Both rates are around the national average. The city experiences four seasons, with humid summers and cold winters. Cherokee County has a high risk of ice storms compared to the rest of the country, along with a moderate risk of tornadoes and lightning.
