It offers residents a quiet landing place just outside of the college life that vividly hums around the University of Florida. “I think most everyone in our community appreciates the college for what it brings to us, this sort of vibrancy. But that doesn’t mean you want to live right by all the college activity,” says Autumn Doughton, a Florida native who works as a relocation specialist for Bosshardt Realty Services. “When people move here, I ask a lot of questions. If they want a convenient suburban lifestyle, I’d point them to somewhere like Broadmoor. It’s right by I-75, it’s got shopping nearby, and you’re 15 minutes from all the city events.”

On-site amenities and Spanish Revival architecture

Broadmoor’s looping subdivision streets feature strikingly contemporary homes with neutral stucco exteriors, domed entryways and windows loosely inspired by Spanish Revival architecture. Many properties are around 2,000 square feet, slightly above the national average. At the center of the neighborhood is a clubhouse and community pool, accessible only to residents. Homes in Broadmoor typically range from $400,000 to $480,000, and the HOA fees are about $50 a month. The neighborhood has a CAP Crime Index Score of 2 out of 10, lower than the national average of 4.

When it comes to weather, Gainesville benefits from a higher elevation, but trees here can be a hazard. “We have a strong tree canopy, so debris and power loss are actually way more of a concern than flooding,” Doughton says. “Of course, it’s Florida, so we still prepare and take storms seriously. But since our city is much higher above sea level than at the coast, we try to act as a shelter for other communities.”

Crunching numbers at Buchholz High School

Children living in Broadmoor can attend Alachua County Public Schools, ranked as one of the top school districts in Florida by Niche. Hidden Oak Elementary School, located just outside the neighborhood, receives an A-minus Niche grade. Kids can move on to Fort Clarke Middle School, graded a B-plus, and A-rated F.W. Buchholz High School, rated the second-best high school in Alachua County. The Buchholz Math Team was called "America's Greatest Math Team" by The Wall Street Journal in 2022 after a 14th win in the national Mu Alpha Theta math competition. Buchholz also has two magnet programs: the Academy of Finance and the Academy of Entrepreneurship. Interstate 75 for getting around Gainesville

The neighborhood is bordered by Florida State Road 26, a major thoroughfare that funnels into Interstate 75. The community has no nearby bus stops, so residents are largely car-dependent. The Gainesville Regional Airport is 13 miles east of Rosemont and is serviced by Delta, American and Silver Airlines. About 3 miles away is North Florida Hospital, one the leading medical centers in Gainesville alongside Shands Hospital. Craig Wilburn, a long-time local Realtor with Keller Williams Gainesville, says that the healthcare system is one of the city’s biggest employers and a significant factor for relocation.
