Hailie Plantation is a self-contained village within the larger City of Gainesville. This master-planned community has 64 subdivisions ranging from townhouses to single-family new traditional homes with in-ground pools to palatial neo-colonials next to the golf course at the Hawkstone Country Club. The neighborhood of Haile Plantation is named after the Historic Haile Homestead at the former Kanapaha Plantation. HOAs and a variety of architectural styles
There are some condos and townhouses listed between $250,000 and $350,000 in Haile Plantation, but for the most part, homes here are relatively expensive compared to the rest of Gainesville. "There are a lot of high-end homes," says Sonny Martin, a Realtor with Coldwell Banker Commercial Realty. "These appeal to new buyers coming to work at the University of Florida and the Medical Center because both places are only a few miles away from the neighborhood."
Despite being in subdivisions with homeowner's associations and sharing design elements, homes in Haile Plantation tend to look unique. Lori Willis, a local Realtor with Engel & Volkers Gainesville who has several listings in West Gainesville, says the lack of national builders in Gainesville leads to more custom-built homes. And thanks to strict HOA nature conservation policies, all these homes are on shady lots with old-growth trees. New traditional single-family homes tastefully incorporate colonial, Victorian and Tudor elements and have amenities like in-ground pools. These list between $450,000 and $850,000. Mansions next to the golf course with unique neo-colonial elements and luxury amenities like wine cellars and outdoor kitchens list for between $1 million and $1.7 million.

A self-contained community
"There's a nice little village about three blocks long, but most people go outside the neighborhood for restaurants because it's so close to the city," says Sonny Martin. Still, if residents want to stay in, they can walk the charming red-brick sidewalks shaded by live oaks to a small number of shops and restaurants. Restaurants are limited to Brick Road, a casual place serving American staples like club sandwiches and pizza, Volcanic Sushi + Sake, Haile Village Bistro, serving upscale gastropub food on a gated patio under red awnings, and The Queen's Arms Pub, a stylish recreation of a British pub with tin ceilings, red booths and food and beer. Nearby, a coffee shop, beauty salon and barber shop cater to local passersby. Grocery shoppers can hit the Haile Farmers Market, open every Saturday, or one of two Publix within half a mile. Those venturing out can head north to Tioga Square or west to Downtown Gainesville.

Hailie Homestead and Hawkstone Country Club
Aside from the Historic Haile Homestead, there are many other places in and around Haile Plantation to see or do something fun. Hawkstone Country Club is perhaps the most popular with the well-heeled residents of the neighborhood. Aside from its 18-hole golf course, the club offers swimming, tennis and a restaurant. There are several membership options available. The Kanapaha Botanical Gardens occupies 68 acres on the east side of Haile Plantation. Next door, Chapman's Pond & Nature Trails is part of the Florida Fish and Wildlife Conservation Commission Great Florida Birding Trail. On the neighborhood's west side, Diamond Sports Park is the site of city-run youth sports programs in baseball, soccer and other sports. Haile Plantation West Park is a small park inside the neighborhood.

Land conservation
In 2024, the Alachua Conservation Trust and the University of Florida secured legislative funding to purchase a large portion of the 4,000-acre undeveloped land on the western edge of Haile Plantation. University plans for the Hickory Sink area include an environmentally sustainable golf course and natural conservation.

Lawton M. Chiles Elementary School and Kimball Wiles Elementary School, both on the outer edges of Haile Plantation, received A-minus grades from Niche. Kanapaha Middle School received a B-plus. F.W. Residents in Haile Plantation are less than five miles west of the University of Florida and Downtown Gainesville. The League of American Bicyclists considers Gainesville a silver-level bicycle-friendly community, and Haile Plantation is home to more bike lanes than most neighborhoods outside the city center. There are multi-use trails throughout the neighborhood. Intrepid cyclists can take the Archer Braid Trail straight to the university. Drivers heading to the same place will take Florida State Road 24 alongside the Archer Braid Trail.
