A large suburb in East Gainesville
Highland Court Manor, on Gainesville's eastside, has a blend of single and multifamily homes, commercial properties and public green spaces. Houses in the community are priced relatively lower than those in the rest of the metro area. There is also considerable movement on the market compared to surrounding communities. "Highland Court Manor has affordability and a great location," says Keelan Cox, a Gainesville native and Realtor with Keller Williams Gainesville Realty Partners. "Buyers have the ability to flip homes and make an income." Houses are concentrated on the eastern side, while the west contains commercial properties and timberlands for the lumber industry. The area also benefits from Gainesville's Wild Spaces and Public Spaces initiative, with a nearby golf club and a large conservation area open to the public.
Smaller concrete block bungalows can be found nicely renovated.
On main street you will find car dealerships and other commercial businesses.

Renovated homes in Highland Court Manor
Highland Court Manor contains midcentury modern ranch-style homes from the late 1950s to 1970s. The houses are constructed using concrete blocks or bricks and have front yards shaded by trees. There are also multifamily units available near the neighborhood's southern edge. "A lot of people buy homes to renovate, so this area has a good amount of rentals in addition to new, first-time buyers," Cox says. Many residences feature updated electric panels, plumbing systems and new roofs. A handful of properties have been leveled to make room for new traditional-style houses built within the last three years. "What's very attractive in Highland Court Manor to a lot of homebuyers is that not only are the homes relatively affordable, but they are also inside a major flip area in the city," Cox says. Typically, housing prices range between $175,000 and $300,000. However, a newly constructed home may cost buyers around $375,000.

Marjorie Kinnan Rawlings Elementary is inside the community
Many students can walk to the neighborhood school, Marjorie Kinnan Rawlings Elementary, which receives a C grade from Niche. Howard Bishop Middle earns a B-plus. Eastside High is among the top high schools in the county with an A grade from Niche. Parents may also send students to Boulware Springs Charter School or The Oak Tree Christian Academy.

Cox says that most people live in Highland Court Manor because of its proximity to the University of Florida and downtown Gainesville, less than 5 miles away. Gainesville Regional Airport stands 3 miles from the neighborhood, offering direct flights to major cities like Miami, Fort Lauderdale and Dallas. UF Health Family Medicine is about a mile south. Locals travel about 5 miles to reach the nearest major hospital, UF Health Shands, on Archer Road.
There is no shortage of houses of worship in Highland Court Manor.
The Gainesville Regional Airport is just a few miles from Highland Court Manor.
UF Health is a teaching hospital, and is closely connect to the University of Florida.

Enjoying neighborhood parks and Flatwoods Conservation Area
Smokey Bear Park is a small neighborhood space with a playground and a short walking trail. Unity Park, north of the community, was renovated in 2021 to include a new play area as well as tennis and basketball courts. The onsite paved walking loop has exercise equipment for adults. Close by is the Flatwoods Conservation area, 150 protected acres of forest and wetlands, with walking and bike paths. Ironwood Golf Club is a public course operated by the city and part of Gainesville's Wild Spaces and Public Spaces initiative.

Northside Shopping Center has an Ollies Bargain Outlet and Harbor Freight Tools for home improvement projects. Ward's Supermarket is a few blocks away on 22nd Street. There are also Publix and ALDI supermarkets on NW 39th Avenue, about 2 miles from the neighborhood. Nearby restaurants include Manhattan Gyros & Subs and David's BBQ & Catering.
For the bargain hunter, Ollies is always a good choice for shopping.

Local talent at Star Center Theatre
