Daily life in Mill Pond is about convenience, with major shopping centers within a few miles of the neighborhood and zoned to one of the highest-rated high schools in the city. “I think our community does a great job with embracing the college crowd, but not everyone wants to be living downtown on Saturday football nights,” says Relocation Specialist Autumn Doughton, a Florida native who works for Bosshardt Realty Services. “Mill Pond is great for those who are downsizing or retiring.”

On-site recreation at Mill Pond Clubhouse

Mill Pond's looping cul-de-sacs and quiet roads are shaded by oaks draped with Spanish moss. Comprised of townhouses and condominiums painted in pastels and coastal shades, this neighborhood offers a dense suburban feel with housing that sells $100,000 below the Gainesville median of $360,000. Prices here range from $210,000 and $370,000. Most residences were built between 1985 and 1995 and have two or three bedrooms. Monthly HOA fees are around $330, and the Mill Pond Clubhouse is at the center of the neighborhood, surrounded by resident-only tennis courts and a pool.

Exploring the beauty of Cofrin Nature Park

Less than a mile north of Mill Pond is Cofrin Nature Park, featuring a playground, a nature trail and a meditation garden. Directly across the street from the neighborhood is Gainesville Health & Fitness, which offers gym equipment, personal trainers and exercise classes.

The decorated Buchholz Band and Aviance

Mill Pond falls under Alachua County Public Schools, and kids can head to Myra Terwilliger Elementary School, graded a C on Niche, before going to B-plus-rated Kanapaha Middle School. F.W. Buchholz High School receives an A and is rated the second-best high school in Alachua County. Buchholz has two magnet programs: the Academy of Finance and Entrepreneurship. It's also well-known for the Buchholz Band and Aviance, which has marched in the Macy's Thanksgiving Day Parade and was the grand champion in the 2019 Crown Jewel Marching Band Festival.

Navigating Gainesville via Interstate 75

The neighborhood is bordered by I-75 and Florida State Road 26. Known as Newberry Road, Florida State Road 26 is lined with bus stops run by the Gainesville Regional Transit System. North Florida Hospital, one of the leading medical centers in the city alongside Shands Hospital, is only a mile away. When residents need to catch flights, Delta, American and Silver Airlines operate out Gainesville Regional Airport, 10 miles away.

Butler Plaza, one of Florida's biggest shopping plazas

Nearby Oaks Square and The Oaks Mall off Newberry Road offer residents shopping and dining convenience within a mile of home. The Oaks Mall and surrounding outlets are filled with national and global retailers, as well as Publix and Walgreens. Butler Plaza, recognized as one of Florida's most visited outdoor plazas, is just 4 miles away. "The city built an overpass from Butler Plaza to this new area called Celebration Pointe. It's like the new kid on the block," says Craig Wilburn, a Realtor of 22 years with Keller Williams Gainesville. "They're turning it into a mixed-use space. There's a sports and entertainment facility that just went up that everyone is really excited for."
