The Oakview suburb is a residential haven close to the busy commercial route, NW 13th Street and the University of Florida. "The community has a mix of businesses, apartments and residential homes," says Laura Bialeck, a Gainesville resident who works in Oakview. "We are only 1 mile from the UF campus. You see a mix here, from working to retired people, professors, and students, both college and grade school." Bialeck is the Community Development Coordinator at LifeSouth Community Blood Centers, a neighborhood fixture for almost 50 years. The area surrounding Oakview is home to several establishments that are vital to the city. Beyond the commercial properties are seasoned 20th-century homes with a dense treescape that reflects the neighborhood's name.

Oakview has homes from 1930s to 1950s
Oakview's varied streetscape features mostly single-story bungalows and ranch-style houses. Residences date between the late 1930s and 1950s and often show brick or concrete block exteriors. Front yards have towering pines, large oaks webbed in moss or palms, giving an old Florida feel to the neighborhood. Many homes entering the market have updates, such as new electric panels and original shingle roofs replaced with metal. Some dwellings from the late 1940s to early 1950s have original terrazzo floors. Oakview homes can range in price from $200,000 to $330,000.

The local elementary school was renamed Carolyn Beatrice Parker Elementary in 2020; the school holds a B grade from Niche. There are medical complexes about 2 miles away on Archer Road, including UF Shands Emergency Room and Children's Hospital. The medical complex neighbors the Veterans Affairs Hospital and Medical Center. Bus stops are dotted along 6th and 13th Streets. The busy 13th Street frames the western side of the community leading to the University of Florida, a mile away; commuters can expect heavy traffic along this roadway during rush hour. An Interstate 75 interchange is about 5 miles west.

On the outskirts of Oakview, along NW 13th and NW 6th Streets, there are strip malls and shopping plazas with local shops and service providers. A Publix Super Market, Family Dollar, and national clothing stores are inside Gainesville Shopping Center, less than a mile away. Chun Ching Market offers specialty products, spices, ramen bowls and fresh fish. Within two blocks of the neighborhood are chain restaurants and local eateries. Bialeck recommends Sun Sushi and Izakaya, a recent addition to the businesses on 13th Street. Cypress & Grove Brewing Company is a popular spot on UF football game days, offering a wide selection of beer, cider and wine.
Events downtown and games at Ben Hill Griffin Stadium
The city comes alive during the fall, hosting the Tom Petty Weekend at Heartwood Soundstage and Downtown Festival and Arts Show in November. And, of course, locals and college students cheer on the University of Florida Gators at Ben Hill Griffin Stadium during football season.

The community has a CAP Index crime score of 8 compared to the national average of 4. The business and neighborhood crime watch programs by the Gainesville Police Department have been active for many years.
