A gated, golf course community in Haymarket
At the foothills of the Blue Ridge Mountains, Piedmont is defined by a winding golf course and a friendly suburban lifestyle. In 2001, famed golf course architect Tom Fazio began designing the private course in Haymarket, a Virginia town 40 miles outside of Washington, D.C. Homebuilders developed surrounding cul-de-sacs and winding roads soon after. Today, locals can walk to swim lessons at the Piedmont Athletic Club and numerous pocket parks. The community is also gated. “There’s one way in, and there’s one way out, and there’s a 24/7 security guard at the gate,” says Dawn Laughlin, a Realtor with Re/Max Gateway and former Piedmont resident. She adds that the neighborhood’s private setting lends to a close-knit atmosphere. “Everybody knows everybody because so much of what you do is in the neighborhood. You walk your dog and stop and talk to the neighbors. All the kids go to Bull Run Middle and play tennis together. It’s just a really welcoming place.”

Piedmont has New Traditional styles on large lots
Sidewalks and homes built throughout the early 2000s line Piedmont’s wide, asphalt roads. Colonial Revival-style homes sit on quarter-acre lots, often covered in ornamental shrubs and backing up to the golf course. Young white oak trees shade New Traditional Craftsman-style houses, typically painted beige or off-white. Red-brick Georgian Revival-inspired homes usually have attached two-car garages. Prices tend to be higher than Prince William County’s average selling price of $550,000. Houses with four or more bedrooms can sell between $800,000 and $1.5 million. On the neighborhood’s eastern edge, Regency at Creekside is a 55-plus subdivision with New Traditional houses selling for similar prices. Colonial Revival-style townhouses typically sell in the $600,000s.

Dinner at the Piedmont Golf Club and a workout in the Piedmont Athlete Club
Piedmont Golf Club’s 18-hole course weaves around willow trees, little bluestem grass and dense hardwood forests. A half-circle driveway curves in front of the shingle-style clubhouse, where members can enjoy food like wagyu meatloaf and crab bakes in the dining room. Though it’s not required for homeowners in Piedmont to join the golf club, Laughlin says most do. “Moving here and not joining the club defeats the purpose of living in a golf course community. I’d say almost everyone joins the club.” However, residents must pay the monthly HOA fee. Townhouse owners pay $120, while single-family homeowners pay $175. The Piedmont HOA provides the neighborhood with snow removal, landscaping and trash and recycling pick-up. It also maintains community hubs. A green and beige playground sits atop woodchips at Verde Place Tot Lot, one of many playgrounds locals can walk to. The Tsunami swim team practices weekly at the pool inside the Piedmont Athletic Club on Piedmont Vista Drive. A fitness center and studio that hosts aerobic and yoga classes are also inside the ranch-style clubhouse. Outside, tennis balls whack against clay courts, and striped blue and white umbrellas shade lounge chairs around another swimming pool.

A major Civil War battleground turned park is nearby
Spanning nearly 5,000 acres, Manassas National Battlefield Park is 5 miles east of the neighborhood. The green space was the site of two major Civil War conflicts: the First Battle of Bull Run and the Second Battle of Bull Run. Today, locals can drive or hike around the area, passing by cemeteries, cannons and 19th-century homes. At the park’s entryway, the Greek Revival-style Henry Hill Visitors Center has exhibits with bullet fragments, soldier uniforms and other preserved items.

Bull Run Middle School is within walking distance
Children can go to Mountain View Elementary School and Bull Run Middle School, both graded an A-minus by Niche. They may continue to A-rated Battlefield High School, which has a Center for Applied Sciences, Interactive and Information Technology, offering classes in photography, cybersecurity and robotics. Laughlin says kids walk to the middle school, located on Catharpin Road. “Every kid in Piedmont walks to Bull Run because it's in the neighborhood. They have to take the bus to Mountain View and Battlefield because those aren’t within walking distance.”

Shopping at Virginia Gateway, dinner at nearby breweries
Though a Walmart Supercenter is about 2 miles southwest of the neighborhood, locals usually drive a little farther for groceries. “Virginia Gateway is where people run errands,” Laughlin says. “It’s the biggest shopping center in Haymarket, and it’s barely a 10-minute drive away.” Less than 5 miles south of the neighborhood, Target, Cabela’s and Lowe’s Home Improvement anchor the Virginia Gateway shopping corridor. It’s also home to chain eateries like Chipotle and Chick-fil-A, but Laughlin says breweries are the most popular dining options. “Gainesville-Haymarket is a huge area for breweries. You ask anyone what their favorite local restaurant is, and they’ll probably say a brewery.” The Farm Brewery at Broad Run is a restaurant, brewery and entertainment spot just 4 miles west of Piedmont. High-top tables and beer tanks filled with rotating IPAs and cider pack the barn-style restaurant. Patrons can eat pizza as they throw axes at wooden targets or listen to local bands in the lawn area.

Several ways for commuters to reach D.C.
Though locals can walk to places within the neighborhood, Piedmont is a car-dependent community. “It’s a neighborhood of commuters," Laughlin says. "There are a ton of Pentagon employees, and just about everyone else works in the city, too." Interstate 66 spans the neighborhood’s southern border, leading 40 miles to Washington. Laughlin warns that traffic on the highway often backs up. “It can take more than an hour to get into the city. Sometimes even two.” There are about 230 parking spaces at the Heathcote Park and Ride Lot less than a mile southwest. “Most people will park in that lot and carpool because I-66 has HOV lanes.” An OmniRide bus stop is also in the parking lot. The Manassas train station, 12 miles southeast of the neighborhood, follows the Virginia Railway Express’s Manassas Line and Amtrak’s Northeast Regional Line. Haymarket Medical Center is the closest hospital, less than 2 miles west, and Washington Dulles International Airport is 25 miles southeast.
