Suburbia with a focus on the outdoors
Moreau borders the city of Glens Falls, which in 2023 was awarded the title of “Safest City in America” by Rocket Mortgage. But Moreau isn’t completely urban like this anchor city: it’s an interesting mix of shaded residential developments blended with extensive park land, carved through by key transportation routes. Overall, Moreau expresses the balance between modern suburbia and a lifestyle focused on the outdoors.
Suburban streets bordering luscious lawns
Properties in most parts of Moreau emphasize having a lawn with aesthetic landscaping. Prices generally range from the low $200,000s to the mid $500,000s. Look for ranches and Cape Cods on the early end of the spectrum, while three-bedroom Modern Traditional homes command higher price points. For example, a three-bedroom Colonial built in 2012 represents the outer edges of the market here, with a 1-acre lot and a $675,000 sale price. On the other hand, a three-bedroom red brick midcentury ranch with a quarter acre lot will go for $340,000. These are also situated along streets that conjour a more traditional sense of suburbia, with closer neighbors uniformly lined along the road, and shorter driveways leading to attached garages.
Home prices in Moreau range from the low $200,000s to the mid $500,000s for newer homes.

Great student to teacher ratios
A solid school system is another draw to the area. Harrison Avenue Elementary has 250 students in kindergarten through fifth grade, and maintains a 13-to-1 student-teacher ratio. Niche gives the school a B in the academics category and a B-plus in the teachers category. Oliver Winch Middle steps up the student population with 700 enrolled. But the school maintains a 13-to-1 student-teacher ratio, helping it to earn an A-minus from Niche in the teachers category. The school features an array of clubs to join, from the brainy Robotics Club to the adventuresome Ski Club. South Glens Falls Senior High has 900 students. Niche gives the school a B-minus in clubs and activities, helped by successful athletic teams. Indeed, in 2021 the girls’ softball team capped an undefeated season with a division title.

Hudson Valley tranquility
The Hudson River wraps around most of Moreau, save the south side, which leads into Gansevoort. Spots like South Glens Falls Park sit right on the waterfront, making for a tranquil, picturesque park experience that’s hard to find elsewhere. Inland, there’s Harry Betar Jr. Recreational Park, which features a playground and ball fields. In the warmer months, residents use the splash pad, while in the snowy months they go to The Bowl, a hill that’s perfect for sledding. At over 6,000 acres, Moreau Lake State Park covers a big chunk of Moreau’s west end: it has over 20 miles of hiking trails and covers a range of ecosystems, from wooded campgrounds to a sandy beach on the waterfront.

Common Roots, uncommon offerings
Route 9 doubles as a major commercial corridor for shopping, dining, entertainment and weekly essentials like the Hannaford grocery store. Common Roots Brewing Company is a unique mash-up which fits with Moreau’s overall style. As the name suggests, the focus is on community and environmental sustainability, and visitors can either grab a nature-themed beer or opt for a sip of single origin coffee. Getting around Moreau
Route 9 and Interstate 87, which intersect near Moreau Lake State Park, are key transportation routes not only for Moreau but for the wider area. Homes are scattered throughout Moreau, but clearly the densest development is in the northeastern part of the neighborhood, where streets form a grid or end in cul-de-sacs. Spruce Street, Willow Street and Pine Road are street names adding to that classic and cozy sense of suburbia. The southeast is sparser in terms of development, with throughfares like Clark Road stretching nearly five miles across open pastures dotted with ranch homes.
