Mottsville offers luxury homes in Nevada’s western wilderness

Mottsville is a remote, rural community in the furthest reaches of western Nevada — so remote, in fact, that it sits within the boundaries of Humboldt-Toiyabe National Forest. Residents wake up to views of pine-studded mountains and desert panoramas stretching across the horizon. “The views are the best part. You get views of the Sierras on one side and Carson Valley on the other,” says Realtor Ruth Benvenuto of Intero Real Estate Services, who lives in Mottsville. The community is primarily residential, with spacious luxury homes on sprawling lots. It’s about 7 miles west of Gardnerville, 20 miles south of Carson City and 15 miles from Lake Tahoe. “It’s nice because you’re right outside of town, and you get your own privacy and space,” Benvenuto says.

Large-lot homes range from cabins to multimillion-dollar estates

Mottsville offers a wide range of single-family homes, from luxury and contemporary styles to spacious cabins and upscale ranch-style homes. Most of these homes are situated on large lots that span an acre or more, providing residents with ample privacy and outdoor space. Those with clear sightlines of the surrounding mountains, hills and forests typically fetch the highest prices. Houses are situated on winding, country roads with very little traffic, including some gravel and dirt roads. Prices range from around $825,000 to $4 million, depending on the size and age of the home, although some outliers have sold for as much as $10 million. “It’s a coveted area to live. It’s not inexpensive,” Benvenuto says.

Low crime rates add to Mottsville’s rural appeal

Safety is also part of the appeal for Mottsville. The area has a 1 out of 10 CAP Index crime score, compared to the national average of 4. Wildfires are a concern, however. Several large fires have ravaged the rural areas of Tahoe in recent years, including the destructive Caldor Fire in 2021, which burned more than 200,000 acres and destroyed over 1,000 buildings.

Trails and ski slopes are minutes from Mottsville homes

Residents are within a short drive of some of the West Coast’s most sought-after outdoor destinations. Several trail systems in the Humboldt-Toiyabe National Forest are within Mottsville, including the Fay Luther/Jobs Peak Ranch Trail System, which winds through the park’s steep peaks and valleys. “You’ve got some good walking, hiking and biking trails in the area,” Benvenuto says. Lake Tahoe, a popular national tourist destination, is just 15 miles away. It’s an ever-popular spot for hiking, waterskiing, paddleboarding and kayaking. Skiers and snowboarders enjoy easy access to Heavenly Mountain Resort, about 14 miles away. It has just under 100 ski runs and has the highest elevation of the Lake Tahoe resorts.

Dining and groceries are just 7 miles away in Gardnerville

The nearest shopping and dining destinations are in Gardnerville, a small town about 7 miles west of Mottsville. JT Basque Bar & Dining Room is a long-standing local eatery renowned for its down-home American cuisine and classic décor. Overland Restaurant & Pub is an upscale restaurant situated in a historic building dating back to 1902. It’s known for using locally sourced meats and produce. Groceries and everyday essentials can be found at Walmart, Raley’s and Smith’s.

Local schools include a renovated high school with STEM focus

Students attend schools in the Douglas County School District, beginning with Gene Scarselli Elementary School. The school has a B-plus rating from Niche. The next step is B-rated Pau Wa Lu Middle School, followed by B-plus-rated Douglas County High School. The high school dates to the 1970s but has recently undergone major renovations that modernized the school and added a new, two-story STEM building.

Residents rely on cars to reach roads, shops and services

Mottsville is about 6 miles from U.S. Route 395, the nearest major roadway. From there, it’s about 12 miles north to Interstate 580 in Carson City. There aren’t any options for public transit, so residents will need a vehicle to get around. Frequent flyers can catch a flight out of Reno-Tahoe International Airport, about 50 miles north. The nearest medical center, Carson Valley Health Hospital, is about 8 miles east.
