A rapidly growing community southeast of Austin

Situated less than 20 miles southeast of Austin, Garfield is one of the region’s fastest-growing areas. That growth is fueled in part because of the town’s proximity to the state capital, but also due to its proximity to both the Circuit of the Americas racetrack and the Tesla plant. Prior to 2010, it was just another plot of relatively undeveloped land, a patch of open space that motorists drove through on their way to Houston. But in 2012 when the Circuit of the Americas was built, the area began to blossom. “We’ve seen tremendous growth there,” says Spence Collins, a broker with McAllister & Associates. “It started when they built the racetrack and it exploded when Tesla built their new plant there.” Today, it is an area that attracts those who want to be close to Austin, but who also want the space and natural surroundings afforded by an area outside of the city. With its wide-open spaces that showcase the beauty of Texas wildflowers every spring, Garfield might best described as rural. But with Highway 71 running along the southern edge of the town, getting to Austin-Bergstrom Airport or downtown Austin is an easy trip.

Farmhouse-style homes on large plots

The median price of real estate in Garfield hovers around $341,000, and buyers can expect to pay an average of $182 per square foot. Both of those amounts are nearly half of what buyers can expect to pay within the city of Austin. But Collins warns that buyers shouldn’t expect that affordability to stick around forever. “Affordability is really the main draw for a lot of people right now," says Collins. “But because of the growth that the area is experiencing, property values are definitely going up.” Currently, a three-bedroom/two-bathroom manufactured home in the area can sell for $229,000, and prices can go up to $612,000 for a two-bedroom/two-bathroom farmhouse-style home on 4 acres

Access to technology in public schools

Garfield is districted to the Del Valle Independent School District, which earns an overall grade of C-plus from Niche. Students in Del Valle can attend Del Valle Elementary, Del Valle Middle and Del Valle High School. Del Valle Elementary and Middle both earn a C from Niche, and Del Valle High earns a B-minus. In addition to a rigorous academic program and access to the 1:1 Chromebook Program that provides students free access to Google Chromebook laptop computers throughout the school year, students at Del Valle High School can participate in any of 19 different varsity-level sports, as well as take part in activities that include Del Valle TV, the school’s own television production program. Alternatively, parents can elect to avail themselves of area private schools, including St. Stephen’s Episcopal School, rated as the best private school in the Austin area by Niche.

Transportation required

Living in Garfield does require transportation, as there is no rapid transportation in the area and things like groceries and other household necessities are too far for a comfortable walk.

Groceries and restaurants nearby

For groceries, most residents head to JD’s Supermarket, located about 5 minutes’ drive south on Wolf Lane. For home necessities, Walmart is in east Austin, about 15 minutes away by car. Restaurants also require a trip in the car. El Michoacano Mexican Restaurant is a favorite with locals, and it is about 10 minutes west on Highway 71.

Premiere fishing and hiking

For outdoor recreation, residents of Garfield have two primary parks from which to choose. Southeast Metropolitan Park offers visitors a playground, a covered picnic shelter, soccer fields and marked hiking trails. Barkley Meadows Park also has a playground and a covered picnic shelter, and adds a walking trail and a catch-and-release fishing pond. Additionally, the Colorado River marks the area’s northern boundary, affording residents easy access to one of the state’s premiere fishing rivers.
