Low-cost homes and agriculture in a rural Oklahoma town
Geary's seeds were planted around the turn of the 20th century, when the small Oklahoma farming community briefly served as the starting point for the Choctaw Northern Railroad. Over the next few decades, the town grew into an agricultural hub. The population has since declined and currently hovers at just under 1,000, making it a good pick for homebuyers seeking a rural lifestyle about 50 miles west of Oklahoma City.
Geary grew into a quiet, rural town known for agriculture and local life.

Investment properties and ranch-style homes with substantial acreage
Fixer-uppers and ranch-style homes sit on narrow residential streets near the town center. On the outskirts, the landscape shifts to fields and farmland, and many properties include substantial acreage. While some streets have sidewalks, the concrete is sometimes overgrown and cracked in places. Sales are infrequent, but buyers can expect to spend $50,000 to $100,000 for an investment property or starter home, and ranch-style homes in good condition might sell for $175,000 to $350,000. “It’s so small, there really is no market there, but taxes are cheap,” says Pamela Gradle, a Realtor with Cultivate Real Estate who has eight years of experience selling in the area.

Geary Invitational Wrestling Tournament at Geary High School
Students start at Geary Elementary School, which receives a C from Niche, followed by Geary Middle School, also rated C. B-plus-rated Geary High School is home to the Geary Invitational Wrestling Tournament, the oldest high school wrestling invitational in the country. A March 2025 fire ravaged the high school’s main building, destroying the gymnasium and several classrooms. The rest of the building sustained smoke and water damage. While classes were disrupted for a short time, school administrators finished out the year without using the main building. The school board is discussing rebuilding efforts with local architectural firms.

A 50-mile ride to Oklahoma City on I-40
Due to its remote location, Geary is a car-dependent town. Oklahoma State Highway 270 and U.S. Route 281 intersect near the center of town, and Interstate 40 provides the best route for the 50-mile drive to Oklahoma City and Will Rogers World Airport.
