How Genoa grew from rural roots into a fast-growing suburb
Tucked between Sunbury and Westerville, Genoa is a town of roughly 25,000 people. Though it used to feel a lot more rural, like nearby Harlem and Porter, a big population surge in the 1990s kicked off new growth and development. With a growing number of job opportunities close by, the area keeps attracting new residents and doesn’t look like it’s slowing down any time soon. At the same time, Genoa still holds onto its greener side with plenty of parks, lakes and golf courses nearby.
Modern subdivisions, varied prices and ongoing development
Most homes in Genoa were built in the 1990s or later, which gives the area a modern, suburban feel. You’ll see well-kept lawns, neighborhood parks and quiet streets throughout the township. That said, the neighborhoods don’t all feel the same, says Joe Janszen, broker and owner of Keller Williams Excel. "There's a wide range in Genoa Township, from custom brand-new homes to communities with empty nesters," he says.
Prices vary depending on the style and location. Craftsman and Colonial Revival homes in subdivisions usually land between the mid $300,000s and the upper $600,000s. Larger homes built in the 21st century often feature lake views and updated amenities, with prices starting in the low $700,000s and reaching about $1.6 million. Buyers can also find midcentury split-levels and ranch-style homes, which generally run from the low $300,000s to the mid-$400,000s. Multi-family options like duplexes and condos are common too, typically selling between the mid-$200,000s and the low $600,000s depending on size and amenities. More development is likely still ahead. “They’re probably going to build more,” says Jeff Gongwer, Re/Max Affiliates owner and broker. “There’s still land around there to be developed, and it’s got a lot of money put into it.”
Genoa has a fairly modern utilities setup that reflects its housing developments, with regional water and sewer services, high-speed internet and standard Ohio providers for electricity and natural gas.
Three highly rated school districts serve Genoa families
Depending on where in Genoa they live, students might attend one of three highly rated school districts. The bottom swath forms part of the Westerville City School District, while Olentangy Local Schools and Big Walnut Schools split the less densely populated northern section. Westerville City Schools is the most established of the three, with a mix of older schools and a broad course catalog. Olentangy Local Schools is known for newer facilities, consistently high test results and rapid growth. Big Walnut Schools is smaller and more tight knit, blending newer academic investments with a still semi rural feel.
Highway access connects residents to work and shopping
With state Route 3 and Interstates 71 and 270 nearby, commuters can get around the Columbus metro area fairly easily. Downtown Columbus is about 20 miles away, while New Albany ’s tech corridor is roughly 10 miles away. The job hub in Westerville is about 5 miles away. For heavy shopping days, Easton Town Center and Polaris Fashion Place are both within about 10 miles. With no public transit located nearby, Genoa Township is firmly car dependent.
Parks, lakes and trails offer plenty of ways to get outside
Genoa has a wide variety of options when it comes to playing outside. Everyone from anglers to golfers have something to look forward to, including:
- Hoover Reservoir, which cuts through the eastern side of the town, offering easy access to fishing spots, nature trails and the Hoover Nature Preserve.
- Alum Creek State Park, another popular spot with anglers and hikers that also includes areas for camping, horseback riding and hunting.
- McNamara Park, a community favorite right in Genoa Township that connects directly to the Genoa Trail, part of the 326-mile Ohio to Erie Trail system.
- The Lakes Golf & Country Club, a private, residential course with a well-kept layout, practice facilities and a clubhouse atmosphere that feels more neighborhood oriented than flashy.
