Much of South Scott County features farmland dotted with pines, ponds and barns. Comprised of rural landscapes, this community’s residents enjoy extra privacy, a perk they can expect to keep due to the county’s intention to restrict development in the space between Georgetown and Lexington. Part of the Kentucky Horse Park also falls into South Scott County. “The Horse Park is a huge attraction in the state. Then, there’s the Legacy Trail that runs around the Horse Park and connects to Lexington,” says Anne Huber, a Realtor with Indigo & Co Realty and lifelong Georgetown resident. The 12-mile path connects avid bikers and runners to Lexington, and future plans call for the trail to eventually lead to historic downtown Georgetown. South Scott County's proximity to major commuter routes like Interstates 64 and 75 is another factor that contributes to the area’s appeal. “Often times, you can easily go back and forth to and from your job in Lexington,” Huber says.
Contemporary Traditionals on the edge of farmland
Although it’s known for its farmland, South Scott County’s denser housing communities are located on Georgetown’s outskirts, where the majority of sales have occurred. Recently sold single-family homes primarily consist of contemporary Traditionals built between the 1990s and today. Horse pastures and multi-acre properties featuring long stretches of fencing make up the rest of South Scott County. Although some of the newer builds do sit on half-acre lots that give residents “a chance to have a little elbow room,” says Norm Biller, principal broker of Biller Homes. Adding, “When you’re looking at that area, everything in there has bigger lots than what you’re going to get in town.” Home costs depend on both size and location, and properties closer to the farmland can run between $230,000 and $300,000, while many farther into Georgetown mainly go from $350,000 to $500,000.

Kentucky Horse Park attractions and visiting champions at Old Friends
The Horse Park boasts barns, horse and jockey statues and the International Museum of the Horse. Children can sign up for youth riding camps or learn how to care for horses at the Kids Barn. Another institution here is the Old Friends Farm, a stable for retired racehorses. “They take care of them for the rest of their lives, and you can go out there and visit these champion horses you normally wouldn’t see. It’s neat to be able to go out there and get up close to these older thoroughbreds,” Huber says. Nearby, Great Crossing Park has walking and biking paths and spaces for softball, baseball and tennis. Dog owners also enjoy bringing their pets to this more than 100-acre park. The North Elkhorn Creek snakes by the park and attracts kayakers and anglers looking to catch bass or catfish. The Georgetown Football Club Fields hosts recreational programs and specialized academy training for players between the ages of 4 and 19.

Barn Door Grill burgers and downhome cooking at Red State BBQ
South Scott County is close to a few dining staples that complement its rural culture. Located in the Blue Grass Stockyards Regional Marketplace, the Barn Door Grill and Bar serves burgers and sandwiches in a farm-like facility that also hosts livestock sales. Patrons here can enjoy their meals while observing several life-sized sculptures of farm animals. The nearby Red State BBQ is tough to miss with its bright red roof, and regulars can enjoy their smoked meats with sauces originating from renowned barbecue spots like Memphis, Tennessee and Texas. The community is also close to more dining options in Georgetown, with Tres Amigos of Georgetown being one of several Mexican restaurants here. Kroger is the nearest grocery store. Overall, many consider the community well-positioned when it comes to dining. “Whichever city they’re going to … there’s no shortage of things to eat,” Biller says. “It’s not like a big journey to get from Georgetown to Lexington and vice versa.”

Zoned for several strong Scott County schools
Several strongly-rated Scott County schools serve the area. They include Western Elementary School, which receives a B-plus from ratings site Niche. Students here may then go to Scott County Middle School and Great Crossing High School, which both get B-plus grades from Niche. The ratings site puts Great Crossing in the top 25% of best public high schools in Kentucky. Great Crossing opened in 2019 to address years of overcrowding at Scott County High School, which receives a B-minus from Niche. Great Crossing’s athletics includes a strong boys’ basketball team, which won a regional title in 2024.
Students living in South Scott County may attend Great Crossing High School.

Celebrating Central Kentucky’s equestrian and bluegrass culture
“The standout event of the year is the Festival of the Horse,” says Dylan Marson, a resident and the communications manager for Georgetown/Scott County Tourism. “It draws nearly 25,000 to 30,000 attendees for the weekend, and the festival attracts crowds from high-density areas like Cincinnati.” This more than four-decades-old tradition takes place in downtown Georgetown and spans several days in September. Those who attend the event can enjoy food, a beer garden, live music and horse parades. The Horse Park also hosts many equestrian-themed events throughout the year; while fans of the distinct banjo- and fiddle-sounds can attend the Bluegrass Music Fest at the park each June.
The Festival of the Horse is a 3-day event to commemorate horse heritage.

Crossroads of the Lexington region
Several highways pass through this area, directly connecting commuters to destinations across the greater Lexington area. U.S. Highway 25 — also called Lexington and Georgetown roads — makes up most of the route toward downtown Lexington, about 10 miles from South Scott County. Interstates 64 and 75 go toward regional neighbors like Richmond to the south and the state capital, Frankfort, to the west. Interstate 75 also connects the area to Cincinnati, approximately 69 miles north of — or about an hour from — Georgetown. “It’s convenient to Lexington, and, really, you’re kind of convenient to Frankfort from there, too,” Biller says. “Scott County has great interstate access. You got really good transportation.” Those going on out-of-state flights can go to Lexington’s Blue Grass Airport, about 15 miles south. The Georgetown Community Hospital provides services like robotic surgery and cardiology care.
