Between Memphis and Germantown city limits is the suburban neighborhood of English Meadows. Considering the higher price tag of living closer to downtown Memphis, it’s easy to see the appeal of this community. “The houses are priced right,” says affiliate broker Hugh Mallory of Marx-Bensdorf, Realtors. “The neighborhood is for first-time home buyers. There’re a lot of upsides to buying a house at a good price and putting some renovations into it.” English Meadows’ homes feature classic styles, with renovations apparent in their updated and sometimes quirky facades. Combine that with the allure of nearby Shelby Farms Park and grocery stores, and residents have the makings of a comfy area to plant roots.

As with many east Memphis suburbs, the winding streets of English Meadows are wide and shaded off and on by mature trees. Neat, well-kept lots average around a quarter-acre. Of the single-family homes in the area, Colonial Revivals, split-levels and ranch-styles are the most prevalent. Aside from styles, buyers have the price points to consider. “It’s pretty cut and dried,” says Mallory. “I had more action on the house I sold there than most other homes on the market.” Buyers will find three- and four-bedroom homes selling for between $340,000 and $440,000 on average. Outliers, such as Colonial Revivals constructed within the past 20 years, can sell for up to $750,000.

Shelby Farms Park draws all sorts
Howard McVay Park is a small recreational space within the neighborhood where residents can take their kids for time on the playground. There are also walking trails which wrap around the park’s manmade lake. A fountain adds to the view from the park’s benches. About 2 miles north is where things get interesting. Shelby Farms Park -- at more than 7 square miles, it’s twice the size of New York’s Central Park -- draws thousands each year. Not only can visitors fish on Hyde Lake within the park, but they can also dine on upscale seafood at Coastal Fish Company overlooking the water. Outdoor adventures here include horseback riding, ziplining through the trees’ canopies or biking the extensive scenic trails.

Grabbing a meal and groceries at Germantown Plaza
Germantown Plaza is less than 1 mile east of the neighborhood. This makes for easy access to big box stores such as T.J. Maxx and Hobby Lobby, as well as the Kroger grocery and pharmacy. There are also two gyms in the area. Residents can stick closer to home at the Iron Tribe Fitness Germantown or make the short commute to the shopping center for Planet Fitness. A variety of restaurants operate throughout the shopping center as well. Italian subs abound at Vanelli’s Deli, while residents craving traditional Japanese ramen head to the Kyuramen.

Germantown Municipal Schools
Students in English Meadows can attend Germantown Elementary, rated B-minus overall by Niche. They then move to C-plus-rated Germantown Middle. Germantown High rounds out the list with another B-minus grade. The high school offers a secondary education program, which includes everything from computer technology to architecture and construction courses.

Making the trip downtown
English Meadows is immediately south of Polar Avenue, which runs the length of the city and connects neighborhoods to downtown Memphis. The 20-mile drive takes about 25 minutes, with good traffic. The closest Memphis Area Transit Authority bus stop is on Poplar Avenue. Residents who walk to this stop can catch the bus for an hour-and-a-half ride downtown; for this reason, English Meadows is a car-dependent neighborhood. The Memphis International Airport is closer than downtown, making for a 15-minute drive for out-of-town trips. Saint Francis Hospital is 2 miles away.
High temps during Memphis' summers
English Meadows has a major heat risk, according to First Street. This is because most Memphis neighborhoods average high temperatures in the summer. According to the National Weather Service, Memphis averages between 82 and 83 degrees Fahrenheit in July, with highs of 91 or 92 degrees. Memphis reached a record high of 103 degrees in July 2022.
