Located just south of downtown Gilbert, the Ashland Ranch neighborhood offers residents a quiet suburban haven only minutes away from an abundance of shopping and dining options and backed by an excellent school system. With homes in the neighborhood built in the late 90s and early 2000s, expanded amenities and economic development have harnessed the redevelopment of Gilbert’s commercial footprint with Ashland Ranch residents able to take advantage of a thriving restaurant scene and quick access to highways connecting to Phoenix, and Tempe.

The long, winding streets of Ashland Ranch are perfect for an afternoon walk, with plenty of towering trees that can provide shade along the way. Homes usually have wide windows that are perfect for catching the morning sun or providing light for your house plants. Homes often have large backyards, many of which come with covered patios for relaxing with a cold drink after a long day, and for those hot summer days you can take a dip in a spacious private pool. “The homes in Ashland Ranch are typically larger homes, a mix of single and two-level homes, mainly four, five, or six bedrooms and cater to large families in general. There are lots of parks in the neighborhood and green space to play, and there is an Elementary School in the neighborhood as well,” Crittenden said. “Many of the homes have been upgraded over the years with more modern finishes, and it’s not unusual to see some homes list and sell in the $600’s to $900’s, which is above the average in the area.” With neighborhoods like Ashland Ranch development continues to spur growth. It’s not quite as complex as the age-old chicken/egg question with the community pre-empting the growth of much of downtown Gilbert and the SanTan mall area. “However, we are seeing a lot of condos and apartments being constructed heavily along San Tan Blvd that runs by the mall, along with hotels to serve the growing community and travelers visiting. Land is at a premium in Gilbert, and we’re seeing more building ‘up’ (condos/townhomes/patio homes/apartments) vs. traditional single-family residences,” Crittenden notes.
Gilbert Public Schools
A big draw for prospective residents looking in Ashland Ranch is its proximity to several highly-rated schools in the area. Ashland Ranch Elementary School is located right in the neighborhood and Students can start an active lifestyle by joining the Fitness Friends, volleyball or running clubs, or develop public speaking skills in the oratorical club. Students move on to South Valley Junior High School and Campo Verde High School. All three schools received A ratings from Niche.com.
Ample trails and outdoor fun
The Eastern Canal Trail runs right through Ashland Ranch, part of a network of canals running through the East Valley. Bicyclists and hikers can walk for miles and miles alongside the water. Ashland Ranch neighborhood park is available for a pickup game of basketball or to see who can swing the highest on the swing set. The neighborhood park offers fun for all ages, with a sand volleyball court and plenty of green spaces for a flag football game. Nearby, residents can try their hand at disc golf at the six-hole Lindsay Estates course, complete with plenty of tree hazards to hone your skills. As the only private club in the area, Seville Golf & Country offers a championship 18-hole golf course in addition to swimming and racquet sports. The golf course is hosting the 2024 LPGA Arizona Championship. Western Skies Golf Club similarly offers some of the best value for the region.
Major retail centers and custom culinary creations
Just a 10 minute drive from two major shopping centers, Ashland Ranch residents have no shortage of options to choose from with Heritage District and SanTan Village shopping centers. “It definitely serves as a hub in the local community, and all within biking distance from Ashland Ranch,” Crittenden said. Isabel's Amor is a popular Mexican restaurant with hearty fare and specialty cocktails and tequila. A quick drive down East Williams Field Road will take you to SanTan Village Mall which features a number of big box retailers and local favorites. The Humble Bistro resembles a European Café and are known for their Neapolitan-inspired pizza. If you’re looking to perfect your backswing you can head to Top Golf, or you can head to the pristine greens at the public Western Skies Golf Club located just outside the neighborhood.

Ashland Ranch is minutes away from major highways 101 and 60 providing quick access to Phoenix, Tempe and surrounding areas. Gilbert is also well served by Valley Metro transit.

Residents can quickly get to different parts of town via the Loop 202 highway.
