Slice of suburbia central to parks, schools and shopping

Located 7 miles southeast of Downtown Gilbert, suburban Gateway Ranch is a community of residential subdivisions convenient to several parks and top-rated public schools. “This is one of Gilbert's most popular areas, if you’ve got a family and kids,” says Aaron Carlson, a Realtor with Weichert, Realtors-Home Pro Realty, who has over 10 years of experience. Shopping and dining at Agritopia and SanTan Village Mall are within two miles of the neighborhood, and the area’s many houses of worship include Saint Mary Magdalene Church and Gilbert Arizona Temple.

Gilbert public schools receive high marks from Niche

Gateway Ranch’s a part of the Gilbert Public Schools District, rated A overall by Niche. Local kids may start at Chaparral Elementary for kindergarten through 8th grade, before moving on to Williams Field High, both rated A-minus. Chaparral Elementary offers Kids Club, a before-and-afterschool program that offers homework help and enrichment activities like sports and computer time. Teens at Williams Field High explore their interests in career and technical education courses. “There are programs where you can become a hairdresser or esthetician. They even have flight training and dental hygienist programs,” says Merri Cox, a Realtor with Homesmart and a Gilbert local for 25 years.

Fishing, playing and exploring at Discovery District Park

About two miles south, the 48-acre Discovery District Park is the local go-to for exercise and fun on the park’s playing fields, walking paths and courts for sand volleyball and basketball. Fishing enthusiasts can cast their lines in the park’s stocked lakes for rainbow trout, channel catfish and largemouth bass while kids explore the butterfly garden and learning path with self-directed play signs. Cosmo Dog Park is about 3 miles north, with grassy fields, sandy lakeside shores and designated areas for active or timid pets. Carlson recommends heading 4 miles south to the 272-acre Gilbert Regional Park, the city's largest park and one of its most popular. “You’ll see a lot of people hanging out and enjoying the weather here," Carlson says. "It has a huge area for the kids, with these really cool sled-style zipline toys.”

Exploring art and entertainment downtown

Residents can enjoy live entertainment at the Hale Centre Theatre in Downtown Gilbert, about 7 miles northwest. The theatre dates back to 1947 and has been a community staple ever since, with regular musical and dramatic performances throughout the year. Just around the corner, JesterZ Improv is a family-friendly comedy club where the audience gets to participate in the show; residents may also sign up for improv classes here. Art Intersection is less than a half-mile south, a popular art gallery with exhibits from both professional and emerging artists. The gallery also offers the Photographic Arts Lab, where photographers of all skill levels can practice their craft with state-of-the-art resources, including light effects, dark rooms and workshop space.

Shopping and dining at Agritopia

About 2 miles west of Gateway Ranch, there are several grocery stores around East Williams Field Road, including Trader Joe’s, Sam’s Club and Sprouts. SanTan Village Mall is about a mile west, where folks can catch the latest blockbuster at Harkins Theatre and shop at about 100 stores, including Macy’s, Best Buy and Warby Parker. Agritopia is a mixed-use shopping village less than 2 miles north, with lots of local businesses along tree-and-sidewalk-lined streets. To start the morning here, Carlson recommends The Coffee Shop for its cupcakes, pastries and small plates for breakfast. The Farm Store sells locally sourced organic produce, and Carlson says, “You can go walking around the orchard here, take some fun family photos and end the day with an amazing meal at Buck & Rider, right across the street,” Carlson says. Buck & Rider serves boozy weekend brunches on its patio, but also offers a fine-dining experience with craft cocktails and seafood, like caviar and Alaskan king crab. For an after-dinner treat, Salt & Straw next door has specialty ice cream flavors like peanut butter brittle caramel fudge.

Single-family homes from the early 2000s

Set along sidewalk-lined streets connecting planned subdivisions, Gateway Ranch’s homes are a mix of new traditional, Spanish Revival- and ranch-style from the early 2000s, with three to six bedrooms and layouts ranging from 1,200 to 3,800 square feet. “The houses here are very stylish, with large kitchens and tall ceilings,” Carlson says. Lots range from 7,500 to 15,000 square feet, and are landscaped either with mowed lawns, or with rock gardens with low-water plantings like bottle palms and yucca. Private pools and covered patios or porches are especially desirable, as summer temperatures here regularly top 100 degrees. Prices typically range from $400,000 to $800,000, depending on a home’s size and additional features; the average home sale price here has gone up 9% between the fall of 2023 and 2024. Monthly homeowners association dues here range from $50 to $75, and go toward community upkeep.

Getting around from Gateway Ranch

Gateway Ranch is bordered west by Route 202, which leads 15 miles northwest to Interstate 10; I-10 leads 30 miles to Phoenix. Downtown Gilbert’s about 7 miles northwest via two major thoroughfares, East Williams Field Road and South Lindsay Road. Locals typically drive to get around, but the neighborhood also has bikes lanes, pedestrian-friendly sidewalk-lined streets, and Valley Metro bus stops along East Williams Field Road. East Valley Hospital is about 4 miles east, next to Phoenix-Mesa Gateway Airport, a regional airport. Phoenix Sky Harbor International Airport is 26 miles northwest.
