Rural living among pastures and lakes
Where the two-laned New Hampshire Routes 140 and 107 intersect is the only stoplight in town, branching off into backroads that provide residents with residents with woodsy seclusion on quiet lakes and ponds. A rural town outside of Laconia, Gilmanton provides its 4,000 residents with access to farm-fresh markets surrounded by green pastures and small lakes. While several of the community’s homes offer waterside access, recreation at the larger Lake Winnipesaukee is just about 15 miles north. And with Belknap Mountain bordering Gilmanton’s north side, hiking excursions are a few minutes away. “There’s a mix of both seasonal residents here for the summer and full-time residents that stay on their lakefront properties all year,” says Harmony Anderson, Librarian at Gilmanton Year Round Library. “It’s a great, connected community.” With a 10-mile drive north to Laconia or a 20-mile jaunt south to Concord, city amenities are also within reach.

Weekends at Crystal Lake and the Gilmanton Farmers Market
Surrounding the biggest lake in Gilmanton, Crystal Lake Park offers public boating and swimming access to Crystal Lake. The park also has a playground, baseball diamond and pavilion where live music is sometimes played. The community gathers around the lake to watch the Fourth of July fireworks celebration each year. Nearby, the Gilmanton Year Round Library acts as a community hub, offering different programs for different interests. “Our fiber arts club made a bunch of teddy bears this year,” Anderson says. “The police and fire departments visited, taking the teddy bears to give away to the elderly and young children in the community.” This small-town camaraderie can also be seen through the support and relationships maintained at the Gilmanton Farmers Market, held each Sunday from June through October right outside the library. “It’s always a big turnout. People sell mostly produce, but there are also craft and artisan tables,” Anderson says. “We have someone who makes homemade syrup and someone else who sells garlic from their garlic farm.”

From quaint lakeside cottages to colonials with acreage
Several small lakes and ponds – including Sawyer Lake and Crystal Lake – are scattered throughout Gilmanton, and residences have been built around them. Cape Cods, chalets and quaint cottages with access to one of the community lakes come in sizes ranging from 500 to 1,500 square feet, with price tags between $200,000 and $500,000. Larger lakefront cabins and refurbished Farmhouses, Federalists and Colonial-era homes that were originally built in the early 1800s typically sit on several acres with seclusive landscaping and multicar garages. These 1,500- to 3,500-square-foot properties might include private docks and lakeside patios, and prices can range anywhere between $450,000 to $950,000. There are also several plots of land for sale in Gilmanton, from $30,000 for less than an acre to $400,000 for more than 40 acres.

Venturing to Belknap Mountain and Wiers Beach
Residents of Gilmanton's north side are less than a mile from one of the most scenic and beloved mountain hikes in the state. While there are a few trails through Belknap Mountain, the most popular is Mount Major. “I compare it to the Hollywood Hills because it’s the place to be seen on any given weekend,” says Dakota Coburn, Realtor with Realty One Group Next Level. “One side is steeper and more challenging, and the other side has a more kid-friendly, mellow path.” Gilmanton is also close to Lake Winnipesaukee, the largest and most visited lake in the state. The public Wiers Beach, about 12 miles north of town, has a sandy beach and a boardwalk along the lake. For excitement away from the sun, Lakes Region Casino is located near Gilmanton’s western edge, offering poker tables and slot machines 7 days a week.
