Evolving Miami community close to downtown

As Miami’s housing prices grow, those looking to enter the market can have difficulty finding something they can afford that’s still close to the action. Enter Gladeview, a small census-designated place in Miami-Dade County, about 10 miles from downtown and even closer to upscale—and expensive— communities like Wynwood and the Miami Design District. “Gladeview is an older part of Miami, but it’s really evolving,” says Ileana Rodriguez, a Realtor with RE/MAX Advance who sells throughout the Miami area. “They’re totally rehabbing the old houses or knocking them down and building new ones.” Along with proximity to some of the city’s buzziest neighborhoods, Gladeview is close to Interstate 95, Miami International Airport and the beaches. “You’re really in the middle of everything,” Rodriguez says.

Community is mostly residential, with a mix of ranch-style, new traditional homes and 1920s cottages

Gladeview’s west side contains warehouses and other light industrial buildings, and the rest of the community is residential, with a few stores, parks, restaurants and schools scattered throughout. Residential streets contain a mix of cottages and small mission-style bungalows built in the 1920s, larger midcentury-era ranch-style houses built in the 1950s and 1960s and new traditional styles built after 2000. These homes sit close together on petite lots surrounded by mature trees and low fences. The median price for single-family homes is about $440,000, lower than nearby areas like Hialeah and West Little River. “Everything has gotten so expensive here in Miami. Gladeview has some homes that are a little more affordable,” Rodriguez says.

Children can attend Miami-Dade County Public Schools or nearby private schools

Miami-Dade County Public Schools serves the community and rates an A-minus on Niche. The district is the third largest in the United States and offers school choice. Several private schools are outside the community, including Champagnat Catholic School and Edison Private School. Both schools rate a B-plus on Niche.

Gwen Cherry Park stands out among the community's green spaces

Several green spaces are scattered throughout the community. The standout is Gwen Cherry Park, named for the first African American woman elected to the Florida Legislature. It features traditional amenities like tennis and basketball courts, a football field, a sun-shielded fitness zone with exercise stations and a 27,000-square-foot, NFL-sponsored recreation center. The center offers a library, computer rooms, arts and crafts rooms, a game room, and a gymnasium. In addition, the park features a community pool and a splash playground.

Walmart located in the community, more amenities in nearby Hialeah and Downtown Miami

Residents pick up groceries and essentials at Walmart, located in the northwest corner of the community. Presidente Supermarket is located just north of Northwest 79th Street. A mix of local and chain restaurants are along major thoroughfares. Nearby Hialeah offers more shopping and dining options, gambling and live entertainment at Hialeah Park Casino and the closest medical center, Hialeah Hospital. American Care Medical Center is also nearby, just off Northwest 54th Street. Downtown Miami’s bustling shopping, dining and entertainment scene is less than 10 miles away.

Residents gather for Art Basel Miami Beach and the South Beach Wine and Food Festival

Gladeview’s proximity to Downtown Miami gives residents access to the bustling metropolis’s many annual events. One of the most notable is December’s Art Basel Miami Beach, a massive art fair showcasing work by emerging and established artists. The South Beach Wine and Food Festival is another popular Miami event. The four-day fest occurs every February and draws foodies and wine aficionados from near and far.
