Practical home layouts, updated amenities and a friendly atmosphere draw adult residents to Cross Ridge, an active 55+ community in Glen Allen. Over 900 residences make up the six distinct neighborhoods of the gated community, which stretches across 400 acres in western Henrico County. “The individual neighborhoods vary according to the style of homes, which range from condos to single-family homes,” says resident Dianne Stanley, an associate broker with Shaheen, Ruth, Martin & Fonville Brokerage. “One of the main attractions is that it’s fully built out and homes only date back about 20 years, so there’s no room for more construction.” The sought-after community’s crowning jewel is its Pavilion Club, a central clubhouse outfitted with top-of-the-line shared amenities and recreational facilities. “The advantage of Cross Ridge is that we have a beautiful clubhouse with lots of amenities,” Stanley says. “It’s a lovely community and very appealing for active adults.” Cross Ridge’s location adjacent to a grocery store and pharmacy, as well as proximity to major highways, provides further convenience for residents.
Four different housing styles in six neighborhoods
Each of Cross Ridge’s six distinct communities features its own style of homes, which are all designed to optimize first-floor living. The home styles fall under four categories: single-family cottages, carriage homes, condos and townhouses. Most residences have one- to two-car garages and almost all feature private balconies, patios or a form of outdoor living space. Homes range from 1,700 square feet to 2,700 square feet, with most being one- or two-bedroom layouts. While sizes range between housing style, prices stay consistent and typically range between $300,000 and $450,000, though larger carriage homes and single-family cottages sell for up to $600,000. “Homes sell quickly here,” Stanley adds. “There’s a big demand.”
Residents should also expect to pay additional monthly HOA fees, which can range from about $150 up to around $500. “We have two sets of HOAs,” Stanley says. “We have a master association, and each neighborhood has their own association.” Both work together to maintain the communities and common spaces, from landscaping to shared amenities. “A lot of people like that it’s pretty hands-off and mostly maintenance-free,” Stanley says. “The onsite management is just as much a part of the community, from the people at the front desk to the activities director. There are all kinds of support for people who live here.”
Recreation and social activities at Pavilion Club
Cross Ridge’s centerpiece is Pavilion Club, an expansive clubhouse that acts as a focal point for social gatherings and recreation. “It has a lot of meeting rooms and ballrooms with kitchens attached for events,” Stanley says. “People love the indoor heated pool, and the outdoor pool has just been redone.” Additional amenities include tennis courts, a fitness center with modern workout machines and a spa.
Social activities are also abundant. “We have a million different activities and multiple clubs that people can be involved in,” Stanley says. “There is wine club, dancing, multiple exercising groups, a pool table group, multiple card games — and many do charity work as well as just have fun. You name it, they’ve got it. You will never be bored, and you don’t have to be more involved than you want to be.”
Convenient location to commerce, services and major routes
The Shoppes at Crossridge is a convenient commercial plaza sitting along U.S. Highway 33 on the neighborhood’s west side. The shopping square features a Publix Super Market and restaurants like Little Szechuan Chinese and JJ’s Grille, and services like nail salons and dry cleaners. “It’s so close, people can walk or take their golf cart,” Stanley says. Additional services, including legal and medical offices, are also adjacent to the neighborhood. A few miles farther down the highway, Staples Mill Marketplace has additional grocery options, chain restaurants and big-box retailers like Target and Marshall’s.
U.S. Highway 33, or Staples Mill Road, bounds Cross Ridge to the west, with convenient connections to Interstates 295, 64 and 95. The Richmond International Airport is about 19 miles away. The gated community also provides manned security from 8 am to 6 pm.
