In Crown Grant, convenience is king. Situated 14 miles west of downtown Richmond in an area known as the West End, Crown Grant offers residents an impressive blend of picturesque suburban living, a sought-after school district and proximity to some of the city’s top shopping and dining destinations.
Colonial Revivals galore
Along the wide, tree-lined streets of Crown Grant lie a wide array of architectural styles, including midcentury ranch-style homes and large Colonial Revivals built between the 1970s and late ‘90s. These houses sit back on leafy lots averaging a quarter to a half-acre with deep, well-maintained lawns and mature landscaping. $275,000 can afford a four-bedroom, three-bathroom property in need of a few updates. $800,000 could land an expansive five-bedroom, five-bathroom home with all the bells and whistles. “In Crown Grant, when a house goes on the market, it sells immediately,” says Chris Raimo, Realtor with One South Realty Group LLC. “If it’s not exorbitantly overpriced and is in good shape, it will sell immediately.” Raimo also says that inventory in the area is extremely low.
Henrico County Public Schools
“Crown Grant definitely attracts families,” Raimo says. “It’s a popular place to raise kids due to the really desirable West End public schools.” Kids in Crown Grant can attend schools in the highly regarded Henrico County Public Schools district. They can start their academic journey at Short Pump Elementary, rated A-minus on Niche, before going to Pocahontas Middle, rated B-plus and ranked No. 3 on Niche’s list of Henrico County’s best public middle schools. The last stop on this K-12 line is Mills E. Godwin High School. Godwin High, home of the Eagles, receives an overall grade of A on Niche and features the Todd Allen Phillips Center for Medical Sciences, a specialty center within the school with a curriculum that will amply prepare STEM-minded students for college majors like biology, biomedical engineering and chemistry.
Deep Run Park
With Deep Run Park practically in their backyard, Crown Grant residents don’t have to go far to experience the great outdoors. This gorgeous, wooded park spans 165 acres and has 3.4 miles of wide, paved walking and biking trails. Folks play friendly games of soccer at one of the three full-sized fields or gather some friends for a barbecue at one of the covered picnic shelters. Kids can enjoy one of several colorful, dynamic playgrounds. Deep Run Park also hosts a variety of events throughout the year, including “Movies in the Park.”
In the heat of summer, there’s no better place to cool off than the Church Run pool. This membership-based community gem’s large, sparking pool has a fun spiral slide and is staffed with lifeguards. Those not in the mood to swim can bring their tennis racket and play a few games on one of the two lighted courts instead.
Good eats and Short Pump Town Center
The Grapevine on Three Chopt Road serves Greek and Italian fare in a cozy atmosphere. This family-owned local restaurant has been a staple in the Richmond community for close to two decades and has created a close-knit community with its host of regulars. Patrons can enjoy a heaping dish of lasagna or baked spaghetti but should make sure to save room for the spectacularly rich baklava cheesecake for dessert.
Groceries can be grabbed at Publix, located in the John Rolfe Commons shopping center, which is also home to RedRidge Pet Market and AutoZone. For retail therapy, look no further than Short Pump. In this mecca of shops, restaurants and entertainment, there are familiar box stores like Walmart, Target and Home Depot, but the heart of Short Pump is the thriving open-air mall, Short Pump Town Center, anchored by Dillard's, Macy’s and Dick’s Sporting Goods. A variety of popular retailers can be found here, from Athleta to Urban Outfitters.
Interstate 64
Crown Grant’s proximity to Interstate 64 offers quick and easy access to the greater Richmond area and beyond. A ramp onto this main highway is less than a 3-mile drive from the neighborhood.
