Glendale's Hollywood Hills lookalike
With its canyon setting and designer architecture, the Chevy Chase neighborhood has that luxury SoCal feel. This community in the Verdugo Mountains hills is one of the most aesthetically sought-after neighborhoods in the city. "People that can't pay the super high Hollywood Hills prices love Chevy Chase because it has the same setting with much lower prices," says Kimberly Burns Turner, brokerage manager of the Nourmand & Associates Hollywood branch, a resident of Chevy Chase and member of the homeowner's association. "The area is magical," says Burns Turner. "When we were driving down the street looking for our home, we hadn't even pulled into the driveway, and I was like, this is where I want to be." Winding, wooded streets, valley views and a centrally located country club make Chevy Chase feel like a world unto itself, just a few miles from Glendale's city center.
Midcentury moderns in the hills
Chevy Chase's streetscape is comparable to the Hollywood Hills, but its architecture stands alone. Behind the privacy of spacious wooded lots lie a variety of chic and opulent custom homes. "The architecture is fantastic," says Burns Turner. "You'll see 1920s Spanish homes, big brick Tudors, midcentury moderns from the 1960s and two Lloyd Wright houses." Yes, the neighborhood is home to the 1926 Derby and Calori houses designed by Lloyd Wright, Frank Lloyd Wright's son. Their modernist and Spanish hacienda styles had a visible influence on the neighborhood homes that came after. When they're on the market, these and other commissioned estates in the community can sell for $3 million to $4 million. However, most midcentury, ranch-style and Spanish Revival homes range from $1.2 million to $1.5 million. Sprawling Tudor Revival and French country-inspired mansions can cost $1.5 million to over $2 million. Fair Oaks is a newer tract development that has sprouted off Chevy Chase's south side, where homes range from $1.5 million to $2 million.
Golfing at the country club and hiking in Sycamore Canyon Preserve
The Chevy Chase Country Club is the heart of this canyon community. Residents don't have to join this private club, but most do because it's one of the neighborhood's key amenities. "We weren't really country club people when we moved here, but our neighbors took us as guests, and after a couple of drinks by the pool, we were sold," says Burns Turner. Along with being convenient for rounds of golf, the clubhouse's restaurant and pool function as the neighborhood's social meeting ground. Mountain bikers and hikers also find plenty of activity on trails throughout the canyon's natural spaces, like Sycamore Canyon Preserve.
Computer Science Academy at Glendale High
The Glendale Unified School District serves local students and receives an A grade from Niche. The pipeline begins at Glenoaks Elementary, which is rated a B-plus. It continues at Woodrow Wilson Middle, which is given a B. Students finish at Glendale High, which earns a B-plus. Glendale offers a rigorous Cloud Computing and Computer Science Academy involving college credit courses to prepare students for computer science fields.
Neighborhood cafes and nearby shopping
Aside from dining at Chevy Chase Country Club, the Wild Oak Café is the neighborhood's lone eatery. This outdoor café is next to the clubhouse, serving casual breakfast and lunch items. Groceries are found a couple of miles away at Target at Eagles Rock Plaza or Vons at Glendale Plaza. Whole Foods is down the street. About 4 miles southwest, the city center has plenty of trendy eateries, retail shopping and entertaining museums and theaters.
Short drive to Glendale's city center and Disney's corporate offices
Glendale's public transit doesn't reach Chevy Chase, but the drive into the city center is no more than 4 miles from most homes. Commuters could drive 10 miles south to downtown LA on state Route 2, but Glendale is a corporate hub, so many residents work within a short drive of home. Adventist Health Glendale is a few miles from most homes, and the city center has many offices. The most notable nearby employers are the Walt Disney Company's corporate campus and DreamWorks Animation on Glendale's north side. Hollywood Burbank Airport, just over 10 miles west in Burbank, is the closest spot for commercial flights.
High-risk fire zone
Chevy Chase and other Glendale neighborhoods were between, but not in the path of, the recent Palisades, Sunset and Eaton fires that devastated many Los Angeles communities. However, these fires were plenty close enough to be a present danger, and the resulting high winds caused power outages in the neighborhood. The neighborhood is in a high-risk fire zone, so residents should have a prepared evacuation plan. Mudslides and flooding are possibilities during heavy rains, but this level of precipitation isn't common. On the other hand, crime is of little concern in Chevy Chase. The neighborhood has a 1 out of 10 CAP Index Crime Score, compared to the overall national score of 4 out of 10.
