Emerald Isle is the highest-end and highest-elevated community in the lush Verdugo Mountains of east Glendale. Even though it’s recognized as an individual neighborhood, it’s connected to the also sought-after Chevy Chase. “Emerald Isle isn’t a separate community; it’s the higher-end area of Chevy Chase, like it literally sits on a hill above it,” says real estate broker Artin Sarkissian, owner of The Art in Real Estate, who’s been selling in Glendale since 1999. The neighborhood overlooks Chevy Chase Canyon, embodying its higher-end reputation. “It’s seen as the nicer area because they’re all larger homes, and they have better mountain views at the top of the hill,” says Sarkissian. Like the views, the community dynamic is also different on the hill. Instead of homes being tucked into the canyon, homes sit close together in a suburban fashion. “There aren’t many homes, and they’re all in a collective area, so residents are part of a really close community,” says Sarkissian. Many buyers desire a space in this community for the communal atmosphere and mountain views less than 10 miles from Glendale City Center.

Large tract homes with mountain views
The neighborhood was developed in the 1960s and 1970s. Its ranch-style and split-level split level tract homes reflect the period with Mediterranean and midcentury influences. Homes here all have three or more bedrooms and sit on uniform lots surrounded by trees and natural brush. The community’s consistently spacious homes and clear views come with a higher price tag than Glendale’s other hillside enclaves. Original tract homes start above $1.5 million, and larger options can reach around $2.5 million. There are also many Mediterranean-style mansions and modern remodels — some with backyard tennis courts — facing mountain views, ranging from $2.5 million to $3.5 million.

The community is served by the Glendale Unified School District, which is rated an overall A by Niche. Students begin at Glenoaks Elementary, graded a B-plus. They continue at Woodrow Wilson Middle, given a B. The journey ends at B-plus-rated Glendale High. Glendale’s accelerated and advanced placement classes cover many interests, from AP Biology and AP Music Theory to Armenian Language and Culture.

Community park space and hiking in the Verdugo Mountains
Emerald Isle is surrounded by the lush hills and canyons of the Verdugo Mountains. The trees and brush give privacy and shade to Emerald Isle Park, the community’s recreation space. It has a playground, tennis courts and lots of green grass. Hikers can trek into the San Rafael Hills to the neighborhood’s west side. Trailheads to the north lead into Cherry Canyon, an expansive natural area of the Verdugo Mountains. Golfers have a short trip down Chevy Chase Drive to Chevy Chase Country Club. This private club is one of Glendale’s premier courses, and it has a pool and restaurant. The Glendale Sports Complex is a few miles west. Its Little League and soccer fields cater to local youth sports. The Los Angeles Zoo and LA’s famous Griffith Park are less than 10 miles west, on the opposite side of Glendale.

Shop and dine in Glendale’s City Center
Groceries, retail and restaurants can be found on North Glendale Avenue along the drive into Glendale’s City Center. Vons at Glendale Plaza is the closest spot for essentials, just 4 miles down North Glendale. Whole Foods and department stores at Glendale Fashion Center are on the following blocks. The City Center is 6 miles away. Glendale Galleria, a massive mall covering multiple blocks, is City Center's anchor. It’s packed with standard outlets, high-end brands and trendy eateries like Din Tai Fung.
Emerald Isle is close to Galleria for shopping and dining out.

Less than 10 miles to film studios between Glendale and Burbank
The Glendale-Burbank area is one of the primary homes of Los Angeles’ movie industry. Disney’s corporate offices and DreamWorks Animation are located on the north side of Glendale, less than 10 miles west of the neighborhood. There are even more stages and studios to the north in Burbank. Glendale’s city center is also a corporate hub, about 6 miles southwest.
