Greenbriar’s peaceful, residential streets are lined with palm and sycamore trees. The area’s hilly topography provides views of two mountain ranges and Los Angeles, especially on the north side of the neighborhood. “A large majority of homes were built in the 1960s or newer, so some families are drawn to, by Glendale standards, new construction. There are more modern floorplans and family rooms, where some older homes don't have that,” Cragnotti says. Contemporary homes and Tudor Revivals from the 1980s range from $2.1 to $3 million. The neighborhood also offers many ranch-style homes, which often range from $1.4 to $1.8 million, although they can get up to $3.2 million when on multiacre lots.“There are some sections where homes are older. Royal Boulevard has some beautiful homes,” Cragnotti says. The Royal Boulevard Historic District includes about 30 houses, with architectural styles from Colonial Revivals to Mediterranean estates. Two of the Mediterranean are even listed on the Glendale Register of Historic Resources, previously the homes of champion wrestler Ed “Strangler” Lewis and Bob's Big Boy founder Bob Wian. Historic homes in Greenbriar range from $3.2 to $3.5 million.
Verdugo Park, Las Flores Motorway Trail and Nibley Park
Just east of Greenbriar, Verdugo Park covers over 40 acres of land, making it a popular recreation space. “It's very big with a lot of space for people to spread out and not feel like they’re on top of each other,” says Glendale Native Chris Cragnotti, broker/owner of G&C Properties. “One cool thing is that it has a skatepark, which is a big draw for the park.” It also offers walking paths, a ballfield and soccer fields. Many locals host outdoor parties at Verdugo Park’s many picnic areas, which come with barbecues. Las Flores Motorway Trail, on the north side of the community, offers a 4.6-mile trek through the Verdugo Mountains to reach Mount Thom, where visitors can enjoy panoramic overlooks of Los Angeles and the Santa Monica Mountains, stretching to the ocean on a clear day. On Niche, Verdugo Woodlands Elementary School has an A-minus rating. Woodrow Wilson Middle School has a B, while Glendale High School earns a B-plus. In 2023 and 2024, the National Association of Music Merchants (NAMM) Foundation recognized the high school with awards for its outstanding music department. Glendale Civic Auditorium, in the southeast part of Greenbriar, hosts an array of large events. In March, the venue hosts the annual Los Angeles Pottery Show, a marketplace for ceramics and other art pieces. Downtown Los Angeles is about 10 miles away via state Route 2. Major employers nearby include Adventist Health Glendale, Walt Disney Imagineering and Dignity Health - Glendale Memorial Hospital and Health Center. For public transit, a few Metro and Beeline bus stops are on the neighborhood’s southeast end. Just east of Greenbriar lies a retail plaza with restaurant options and a shared courtyard for outdoor seating, complete with a fountain. The plaza is located next to Glendale Community College, giving it a strong student presence. The local restaurants include Rocky’s Gourmet Pizza, a family-owned pie shop that has been around for over 25 years, while Kabob Village serves authentic Iranian dishes in a fast-casual setting. For specialty drinks and snacks, the area has Starbucks and It's Boba Time, a bubble tea chain. Golden Farms Market is the closest grocery store, located about a mile south of the neighborhood. For endless shopping options, Downtown Glendale is just a couple of miles away.
