Located at the border of Burbank and Glendale, Riverside Rancho’s urban surroundings belie its outdoorsy nature. Griffith Park and the Los Angeles Equestrian Center are both huge in the neighborhood, especially on the south side, where hiking and equestrian trails run for miles. “Horseback riding is a part of life in the Rancho neighborhoods,” says Realtor Bill Toth. “You get great access to the trails in Griffith Park, and there’s more riding at the equestrian center and along the LA River Basin.” The neighborhood is also within a short drive of extensive shopping and dining options in both Burbank and Glendale, not to mention Burbank’s studios.

Early-20th bungalows and Spanish-style homes
Residential development in Riverside Rancho began around 1930, during the early days of the regional aviation boom, and most homes in the neighborhood were built in the '30s and '40s. Single-story bungalows and ranch-style homes make up most of the neighborhood’s housing stock, along with a few larger properties near Griffith Park on the south side. A selection of duplexes are scattered throughout the neighborhood as well. Most single-family homes in the neighborhood sell for between $1 million and $1.5 million, though the larger estates can list for $2.5 to $5 million. Townhouses, meanwhile, generally go for $800,000 to $1 million. “It has a lot in common with Burbank’s Rancho neighborhood to the west, but entry price points are friendlier,” says Toth. “You still get the horses and the great location, though.”

Close to the International School of Los Angeles
Riverside Rancho’s school-age kids mostly attend public schools overseen by Glendale Unified School District, which has an impressive A grade on Niche. Benjamin Franklin Elementary, which is located inside the neighborhood, has an A-minus grade, while Eleanor Toll Middle School has a B-plus. Herbert Hoover High School also has an A-minus rating and is known for its star-studded alumni roll, which includes Eva Mendes, John Cho and members of both Lynyrd Skynyrd and Linkin Park. Homes in the western part of the neighborhood are also within walking distance of the International School of Los Angeles’ high school campus — its primary school campuses are in Pasadena and West Valley. The school has an A grade on Niche and bases its curriculum on international education standards, awarding graduating students either a French Baccalaureate or an International Baccalaureate.

Next to Griffith Park and the Los Angeles Equestrian Center
Green space in Riverside Rancho is concentrated in the southern part of the neighborhood, along the Los Angeles River. Bette Davis Picnic Area is popular with horseback riders and, of course, picnickers. It’s technically part of Griffith Park, though the rest of the park’s roughly 4,000 acres are on the other side of the river. Hikers, bikers and horseback riders can get across easily enough, though, as the Riverside Drive Bridge connects the two sections. Follow the picnic area’s bridle trail east, and riders will run into the Los Angeles Equestrian Center, which has been a central part of life in the Rancho neighborhoods for over 40 years, training riders and putting on live performances.
Great restaurants on Victory Boulevard and tons of shopping nearby
Riverside Rancho’s sole commercial street, Victory Boulevard, runs through the center of an otherwise purely residential neighborhood. Its central location means most Rancho residents are at most two blocks away from one of the street’s highly rated restaurants, like classic American diner V Boulevard Cafe and modern Cuban joint Mambo’s. Just across the street, Kalinka offers fine Russian dining — think borscht, stroganoff and pierogies — and is one of the only places in Greater LA serving kvas, a traditional Russian drink made from fermented rye bread. “The food scene here isn’t huge, but it’s really good,” says area resident Stephen Hudson, a professor at nearby Occidental College. “And you’re just 10 minutes away from central Glendale, Downtown Burbank and less than 10 minutes from Magnolia Park, so you kind of never run out of food options. Shopping is pretty easy, too; all those places have tons of retail.” Locals looking to pick up groceries are spoiled for options — there are more than half a dozen supermarkets within a mile of the neighborhood, including Pavilions, Ralphs, Trader Joe’s and Jons International Marketplace.

Easy access to the I-5 and Burbank Airport
Interstate 5 runs along the northeast portion of the neighborhood, and freeway noise can be an issue for homes near the highway. However, virtually every home here is within a mile of the local on-ramp on Western Avenue, making for easy commuting to downtown LA and the San Fernando Valley. The Ventura Freeway runs just south of the neighborhood, connecting to Burbank’s studio district to the west and Glendale and Pasadena to the east. Most bus routes that run through the neighborhood follow Victory Boulevard and offer direct connections to both Glendale and downtown Burbank. While getting to Los Angeles International Airport from the neighborhood can be tricky, it’s less than 5 miles to Hollywood Burbank Airport, which currently offers flights to over 35 destinations in the US.
