South Glendale, close to the Los Angeles city limits

Tropico is in south Glendale, just east of Atwater Village, a community within the Los Angeles city limits. "Glendale shines as a hidden gem in Southern California, strategically positioned near Downtown LA and surrounded by amazing neighbors," says Sheida Rezazadeh, a broker associate with Keller Williams Real Estate Services. It's about 7 miles to Downtown Los Angeles.

Craftsman and ranch-style homes, condos and apartments

Single-family homes include early 20th-century Craftsman bungalows and midcentury ranch-style homes. There also are some condos and townhouses. Only a couple of homes had been sold over a year as of March 2025. Homes may be valued in the $600,000s to over $1.7 million. Rezazadeh says real estate values will continue to appreciate in Glendale due to its prime location, outstanding amenities and strong sense of community. Multiunit properties are common, and apartments comprise about a third of the neighborhood's property mix.

Palmer Park and the Pacific Community Park and Pool

Outstanding amenities are another reason Rezazadeh says people choose Glendale: "Outdoor enthusiasts will find their paradise here, as there are multiple parks and hiking trails throughout the city." North of Tropico, the Pacific Community Center and Park has a gym, a computer lab, a playground and a multiuse court. The Cesar Chavez Commemorative Event, held here in March, honors the life of the civil rights activist. The Pacific Community Pool has year-round swim and water polo teams and is popular for the Dive-in Movie in late summer. To the east of Tropico, Palmer Park has a basketball court, a playground and a wading pool. Forest Lawn-Glendale is a large cemetery that includes a museum with religious and historical art, like the permanent exhibit "The Last Supper," a stained-glass recreation of the famous painting by Leonardo da Vinci. LA's iconic Griffith Park is several miles west of Tropico.

Area events and the Atwater Village Farmers Market

The Glendale Central Library, less than 2 miles north of Tropico, hosts the Glendale Día de los Muertos in November. It also was the location of the first Armenian American Museum Festival, held in October 2024. The nearest farmers market to Tropico is the Atwater Village Farmers Market, which is held on Sundays.

Tropico's brews and eateries, Von's for groceries

Establishments in Tropico include Paperback Brewing Company on Magnolia Avenue, which offers smashed burgers from Bun & Blanket to go with an assortment of beers on tap. Just up the street, there's The Glendale Tap, housed in a former bowling alley and with tacos available from Culinary Alchemy. Off San Fernando Road, there are more Mexican offerings, plus family owned Dinah's Chicken Glendale, which opened in 1967. There's a Von's supermarket in this area as well. To the northeast, there are more eateries, and El Mambi Supermarket, a Spanish-Latin market. The Glendale Galleria and the Americana at Brand, which offer hundreds of stores, are within 2 miles of Tropico.

Cerritos Elementary, Roosevelt Middle and Glendale High

Cerritos Elementary School earns a B-plus grade from Niche and is a magnet school with computer science immersion. Theodore Roosevelt Middle School, a STEAM academy magnet, and Glendale High School have B-plus grades and participate in the Spanish Dual Language Immersion program. The high school also offers dual language immersion in Armenian.

Many bus stops, the Glendale Transportation Center

Tropico has walkable streets with sidewalks, offset by many palms and shade trees. Stops for the Beeline Bus and LA Metro buses are scattered throughout Tropico. Glendale Boulevard is one of the roads with bike lanes. The Glendale Transportation Center, on the southwest side of the neighborhood, has access to Metrolink rail, Amtrak and Greyhound. Dignity Health Memorial Hospital and Health Center is on South Central Avenue. Interstate 5 is close by to the west. It's about 9 miles to Hollywood Burbank Airport for domestic flights.
