About 12 miles southwest of St. Louis, Glendale offers suburban life under the shade of mature oak, maple and evergreen trees. Though Glendale is technically a city, homes comprise 90% of the community. “It’s a smaller neighborhood that’s bordered by two larger municipalities — Kirkwood and Webster Groves — that have a lot going on. Residents can walk or ride their bike to active main streets in either one,” says Joel Svoboda of Circa Properties, a Realtor with several sales in Glendale and its surrounding cities. Close to multiple downtowns and two country clubs, the city balances its suburban serenity with easy access to urban amenities. Although sidewalks of North Berry Road seldom connect to residential streets, the slow pace of the community allows locals to walk to neighboring cities with ease.
A range of home styles near Sappington Road
Carefully maintained lawns and a canopy of emerald trees symbolize the tranquil nature of the neighborhood. Architecture varies depending on the year of construction, giving each street a unique feel. “There’s a great mix of new construction and older homes like Tudors and Craftsman styles that can sometimes be 100 years old,” Svoboda says. Quaint, two-bedroom homes from the 1920s start around $300,000, but most three-bedroom homes range from $450,000 to $550,000. Homes on lot sizes closer to a quarter of an acre can exceed $600,000, as can newer builds with over 3,500 square feet. According to the CAP Index, Glendale receives a Crime Score of 1, which is the lowest available score and below the national average of 4.

Split between two districts: Kirkwood and Webster Groves
Students west of Berry Road can attend schools in the Kirkwood district that receive an A or higher score from Niche, starting with North Glendale Elementary. From here, they can transition to Nipher Middle and graduate from Kirkwood High. Students east of Berry Road can attend the Webster Groves district, starting with A-minus-graded Givens Elementary. From here, they can head to two A-graded schools: Hixson Middle and Webster Groves High. Larson Park is about a mile east in Webster Groves, and its sprawling grounds include tennis courts and a popular playground. Bordering the park is the Algonquin Golf Club, one of the oldest golf clubs in the St. Louis metropolitan area. At Algonquin, locals can hit the green or practice a round of pickleball on the courts. Residents aren’t limited to a single golf course, however, as the Westborough Country Club is just south of Glendale. Westborough features more extensive amenities, including a fitness center and pool.

Although a mainly residential area, Glendale is lined by stores and restaurants along its northern edge. Dierbergs Market is the closest grocer, but Schnucks is just a few blocks away in Kirkwood. El Indio Manchester serves Mexican food in a tightly spaced restaurant with tall wooden benches, but even closer to home is Vitale’s Deli — a well-loved takeout joint. Saint Louis Galleria is about 4 miles northeast for more extensive shopping options and includes national retailers like Nordstrom and Urban Outfitters.

Interstate 64 connects locals to St. Louis in about 12 miles, and the 57 bus provides a direct line from Manchester Road to downtown. For trips out of state, the St. Louis Lambert International Airport is less than 15 miles north, just off Interstate 70.
Interstate 40/64 is north of Glendale for quick access to downtown St. Louis amenities.
Manchester Road has a steady stream of buses for Glendale residents to use.

Glendale is a small, family-friendly community that is a part of Webster and (majority) Kirkwood schools. Many of the small older homes are getting knocked down to build huge $700k+ four bedroom, three bath homes on these small lots. The community is great, especially if you have kids, but everyone who lives on my street looks the same as me, yet the schools try to push diversity by bussing in kids from the city, while in the long run Kirkwood really should be pushing and helping black and brown families move to the area.
