A gold mining town turned rural and recreational

Sunny Valley, once known as a rich gold mining area in the 1800s, is now a sought-after recreational community 11 miles north of Grants Pass, the closest city. Grave Creek, one of the largest gold-producing streams in Oregon, passes through the neighborhood. “The area is known for just what it sounds like -- its weather and the fact that it's perpetually sunny,” says Kendon Leet, the Broker/Owner of Kendon Leet Real Estate, who has lived in southwest Oregon for over four decades. Grave Creek Covered Bridge, a significant historical landmark in the neighborhood, is one of the few covered bridges left in Oregon. Leet says people have immediate access to government land to explore by hiking, camping, fishing and hunting. “Sunny Valley is very rural. For example, there are no big grocery stores,” Leet says. “It has great horse property. People have room for animals, farms and gardens.”

Tipi tents at Sunny Valley Resort

People kayak and water raft along the Rogue River, which runs through the area. Sunny Valley Campground offers 7 full-site hookup campsites priced at $80 a night and 11 full RV hookups for $50 a night. Sunny Valley Resort, a 5-acre campsite in the area, has tipi tents starting at $100 a night for two people. Merlin Community Park is the nearest traditional park that includes a playground, soccer and baseball fields and horseshoe pits. There’s also a war memorial here that honors veterans and hosts an annual Memorial Day parade. The nearest golf course is Grants Pass Golf Club, a private, 18-hole course that starts single memberships at $215 a month.

Ranch-style homes with front porches

Homes are surrounded by the Klamath Mountains and heavy forests in Sunny Valley. Manufactured homes are priced between $350,000 and $450,000, and ranch-style homes range between $400,000 and $600,000. Price ranges depend on the number of bedrooms and acreage. Most properties have brick chimneys and small front porches attached to the homes. Some people add wire fences around their yards for farm areas. “Houses typically have at least 5 acres or more,” says Justin Burton, a Realtor with EXP Realty who has lived area his whole life. Long, dirt driveways lead to roads that aren’t walkable, but people have enough space for daily strolls in their yards.

Planting seeds at North Valley High

The Three Rivers School District serves Sunny Valley’s students. Children attend Manzanita Elementary School, which earns a B-minus from Niche. Kids advance to Fleming Middle School, before moving on to North Valley High. Both schools receive a C from Niche. Fleming Middle has an annual color run/walk on the last day of school, while North Valley offers a life skills class that teaches students things like how to plant seeds. There are no private schools in Sunny Valley, but nearby churches include Hugo Community Church and Vineyard Christian Fellowship, which offers in-person and online Sunday sermons.

Riding down Oregon Route 99

Interstate 5 and Oregon Route 99 run next to each other in the area. The Josephine Community Transit has one bus stop in Sunny Valley at the Covered Bridge Country Store. The public bus helps commuters reach Grants Pass. In case of emergency, the Asante Three Rivers Medical Center is 18 miles away. The domestic-only Grants Pass Airport, which has 3 airlines, is 12 miles away, while Rogue Valley International Medford Airport, which has access to 6 airlines, is 41 miles away. Prime rib and poker at Baldini’s

Covered Bridge Country Store is the go-to convenience store in Sunny Valley. For larger grocery hauls, people visit one of the supermarkets in Grants Pass -- which includes Walmart, Grocery Outlet and Safeway. Grants Pass also has many restaurants, such as Taprock Northwest Grill, a log cabin known for its riverfront views and happy hour menu. Baldini's Restaurant & Lounge, an eatery that serves American dishes like prime rib and has poker machines, is 11 miles away in Merlin.

Oregon wildfire season

One downside to the area's beauty is wildfire season, a period from July to October when the area is highly prone to forest fires. The Division of Financial Regulation, the Oregon insurance regulator, requires wildfire coverage in every homeowner policy. Oregon Wildfire Response and Recovery advises people to create a 30-foot space around their homes for prevention.
