A suburban sprawl with Wheaton shopping and easy Washington, D.C., access
Less than 15 miles north of Washington, D.C., Layhill South embodies the ease of suburban living on the outskirts of Silver Spring. Commuter routes, like the Glenmont Metro station, and shopping centers, like the Westfield Wheaton mall, are all just a quick drive away. Locals can walk to pocket parks in subdivisions or head to the Wheaton Regional Park, a 538-acre green space with a botanical garden, fishing lakes and forested hiking trails. Even with these conveniences and community hubs, Adam Chasen, a former Layhill resident and team lead of the Chasen Homes Team with Compass Real Estate, says newer homes are the community’s biggest draw. “Most of Layhill was developed in the ‘60s, but then you get to Layhill South, and there are houses from the ‘80s and up,” he says. “These houses can be a little bit bigger than the midcentury ones, but most aren’t priced much higher than the county average.”
Homes from the ‘80s and beyond in Layhill South
Layhill South’s winding roads and cul-de-sacs are made up of subdivisions. Red-brick Colonial Revivals often sit on 7,000-square-foot lots shaded by a white oak tree in the Tivoli community, which was developed in the 1980s. Layhill View has four-to-five-bedroom New Traditional homes built in the ‘90s dotting sidewalk-lined streets. In the Poplar Run neighborhood, asphalt driveways lead to two-car garages alongside Craftsman-style homes from the 2010s. Compared to a Montgomery County home’s average $600,000 selling price, older homes here can start at $600,000, while newer homes may reach $1.5 million. The neighborhood also has a few townhouse complexes with prices ranging between $400,000 and $600,000.
The Glenmont Metro station is a quick drive away
Though some residential streets have sidewalks, Layhill South is a car-dependent community. “You won’t really see anyone walking unless it’s with their dogs,” Chasen says. Layhill Road eventually connects with Maryland State Route 97, making Washington, D.C., a 13-mile drive south. “A metro station is super close, but people can’t walk to that because they’d have to cross Layhill Road, which can get congested during rush hour,” he adds. The Glenmont Metro station on nearby Georgia Avenue follows the Red Line, taking passengers to Union Station in about an hour. Numerous Montgomery County bus stops are also in the neighborhood. Ronald Reagan Washington National Airport is about 30 miles south, and Dulles International Airport is equidistant to the west. MedStar Montgomery Medical Center is the closest hospital, 8 miles north.
Layhill South is near several big-box shopping centers
A Lidl grocery store, Staples and CVS anchor the strip mall in Layhill South’s southernmost corner. Fast-food restaurants like McDonald’s and Starbucks surround the shopping center, and some locally owned restaurants are across the street. For instance, wooden booths, neon beer signs and flat-screen TVs cover the stone walls at Stained Glass Pub, a sports bar known for thick-crust, rectangular pizza since 1973. “You’d be shocked by how busy this little hole-in-the-wall place gets on the weekends,” Chasen says. “They do trivia and live music, and it’s one of the few longstanding, local spots in the area.” Downtown Wheaton, about 3 miles south of the neighborhood, is home to even more restaurants and Westfield Wheaton, a two-story mall with stores like Target, Macy’s and Dick’s Sporting Goods.
High grades for Montgomery County Public Schools
Kids can attend Glenallan Elementary School, graded an A-minus by Niche. They may continue to Odessa Shannon Middle School and John F. Kennedy High School, both earning B-minus grades. The high school offers online dual enrollment classes with Montgomery College, including American Sign Language, microbiology and British literature. Its 30-acre campus is also located in Layhill South on Hutchison Way, making it easy for locals to watch a Cavaliers football game on Friday nights.
Pocket parks and private pools in Layhill South
Homeowners in the Middlebridge and Poplar Run Subdivisions have access to private swimming pools, but anyone in the area can hike and bike the Poplar Run Trail. The mile-and-a-half-long asphalt and boardwalk path stretches across marshland around the Northwest Branch of the Anacostia River. A primary-colored playground sits atop woodchips at the Glenfield Local Park, as opposed to the blue, green and orange climbing structures of the playground at Saddlebrook Local Park, next to the Maryland National Capital Park Police headquarters.
Wheaton Regional Park is a hub of hiking, fishing and botany
Despite these small recreational hubs sprinkled across Layhill South, Wheaton Regional Park, less than 2 miles south of the neighborhood, is the most popular green space in the area. “It’s a county park, so it’s huge, and people can spend an entire day here hiking or playing just about any sport imaginable,” Chasen says. The park’s 11 miles of hiking, biking and horseback riding trails weave through hardwood forests and around lakes, where anglers can catch largemouth bass and black crappie. Tennis balls whack against the indoor and outdoor courts, and kids learn to skate inside the Wheaton Ice Arena. Brookside Gardens spans 50 acres across the park’s northern region with maple tree groves, rose bushes and an exotic plant greenhouse. A miniature replica of a red 1860s steam train drives kids around the park. Hand-carved horses and zebras circle the Ovid Hazen Wells Carousel, located on the National Mall from 1967 until 1981 and now a staple of Brookside Gardens.
