Glenvar Heights is an old-school Florida neighborhood, home to remodeled midcentury houses and beautiful tropical landscaping. The community's streets are lush with coconut palms, mimosas and live oaks. Spacious, leafy lots are fenced off for privacy, and some properties have backyard views of lakes and ponds. There are several nearby parks, and shopping is a short drive away in any direction. “Having grown up in South Miami, I have good memories of walking the streets, selling school raffle tickets to neighbors and stuff like that. Glenvar Heights is very much that kind of neighborhood,” says Derek Varona, the managing broker of Sea Grove Realty. “It’s family-oriented. The lots are bigger, so kids are out and about… they’re trick-or-treating on Halloween… Still, it’s very connected to other parts of the city.” The central, residential, HOA-free community of Glenvar Heights offers quiet living just west of South Miami.

Plenty of green space in Glenvar Heights

Glenvar Heights has many verdant pocket parks, each unique in its own way. The lakeside Brewer Park features pickleball, handball, tennis and basketball courts. All America Park is a scenic and shady spot with picnic tables under a dense tropical canopy. Local wildlife isn’t hard to find. “You’ll see peacocks and iguanas all over,” Varona says. Larger parks, like the 65-acre A.D. (Doug) Barnes Park or the 275-acre Tropical Park, are less than 5 miles away, with expansive open space and state-of-the-art recreational facilities. “Tropical Park is gigantic,” Varona says. “Big enough to run a 5k around it, and they have a bunch of 5k runs around Thanksgiving.” Other amenities include a stadium with a track, an equestrian center and a dog park.

Midcentury cottages and ranch-style homes

Varona says single-family homes typically start around $1.2 million or more since many lots are around a half-acre — pretty large by Miami standards. The neighborhood’s original ranch-style homes and cottages were built in the 1950s and ‘60s. Over the decades, some have held true to their midcentury aesthetics, but many others have remodeled for more contemporary looks and open floor plans. The neighborhood’s midcentury houses max out around $3 million, while new construction homes range from around $3 million to $6 million. Most of Glenvar Heights’s condo buildings and townhouses were built in the 1970s and ’80s on the neighborhood’s northern and southern fringes. Multifamily units range from $200,000 to just under $500,000.

Miami rush hour

Miami-Dade County Metrobuses run along Sunset Drive every day of the week. Two Metrorail stations are about 3 miles away in Dadeland. Varona says that while public transportation is nearby, the neighborhood is car-dependent, and locals know drive times around Miami tend to double during rush hour. Glenvar Heights residents have immediate access to the Palmetto Expressway and U.S. Route 1, which connects to Interstate 95. The nearest major airport is Miami International Airport, approximately 10 miles away. The closest hospital, Baptist Health South Miami Hospital, is 3 miles west.
