The small village of Magnolia sits along the southern end of Cape Ann, offering a coastal neighborhood, suburban homes and a street lined with shops and restaurants. The area has a long history, starting as one of the wealthier neighborhoods in the region with larger homes and a public library. Over the years, homes have been changed and remodeled, but the access to nature, including beaches and wooded trails, remains the same. The neighborhood is also close to the Manchester-by-the-Sea and Gloucester communities for additional dining and shopping options. “It really feels like its own village,” says Rick Marshall, a vice president at J Barret & Company and lifetime resident of the Gloucester area. “Everything is located in such a small area.”

Cape Ann Cape Cods and New Englanders
Magnolia's housing variety is a big draw to the area. Common options include smaller ranch-style homes, Cape Cods, larger New Englander styles and Colonial Revival-inspired homes. Many were constructed between the 1880s and 1980s and are often painted in more muted and clean colors. Homes typically have modest- sized yards where porches and personal gardens are common. “At the turn of the century, it is where a lot of rich people moved to, but since then, many of the older homes have been renovated or been turned into something else,” Marshall says. Prices in the village can range between $550,000 and over $1 million, with homes closer to the water costing more on average.

Magnolia Beach and Ravenswood Park
Outdoor fun can be found on the trails and the water in Magnolia. The village is home to several rocky outcroppings, where residents can enjoy the Massachusetts Bay views. Residents can head to the western end of the community to cast a line off Magnolia Pier or put their toes in the sand at the scenic Gray Beach, commonly known as Magnolia Beach. Ravenswood Park is just a short drive away, with over 10 miles of shaded gravel trails that gently curve around the hills that make up the park. The Magnolia Library and Community Center has been around since 1886, hosting weekly and annual events as well as providing a space for study and learning. “If you live in Magnolia, you will end up visiting the library,” Marshall says. “It’s a staple of the community.” History buffs can also stop by the Hammond Castle Museum, built by John Hays Hammond to house numerous European artifacts. The museum itself is constructed uniquely with architectural elements he selected and cobbled together.

Shopping and dining along Lexington Avenue
There are several dining and shopping options in Magnolia. GrillFriends Restaurant is one of the centrally located restaurants known for its comfort food, like eggs benedict, breakfast bowls and daily lunch and dinner specials. The Magnolia 525 Tavern serves cocktails and seafood options in a low-light setting. They also host private events throughout the year and ladies' night every Thursday. Crosby's Marketplace is a shopping option less than 4 miles away in downtown Manchester-by-the-Sea. Residents can also stop by The Magnolia Community Farmers' Market every Sunday morning from mid-June to mid-September.

Magnolia and Gloucester festivals
In December, the Magnolia Library and Community Center sponsors the annual Christmas tree lighting and Santa visit. Santa rides through the village on a fire truck before arriving at the library and receiving letters from community children. Families come together once again in January in downtown Gloucester for Gloucester's So Salty event, sponsored by the Cape Ann Museum. During this two-day event, the downtown area is filled with custom-made ice sculptures representing the city’s core values, alongside multiple live music events.

Athletic programs at Gloucester High School
Students in Magnolia are served by Gloucester Public Schools and can start their education at West Parish Elementary School, which receives a B-minus rating on Niche. Ralph B. O’Maley Middle School also earns a B-minus. Students can then head to the B-rated Gloucester High School, known for its athletic programs. Many home games take place in the school’s state-of-the-art New Balance Stadium.
