Welchs borders the Colorado School of Mines
Welchs is named in honor of prominent Golden, Colorado, industrialist Charles Clark Welch, who donated the land for what would eventually become the Colorado School of Mines. Commonly called South Golden, the neighborhood borders the university. “Golden is a college town. There are a lot of professors who live here,” says Jim Smith, a broker and owner of Golden Real Estate. “The neighborhood is within walking distance to the Colorado School of Mines, and that’s probably the number one attraction to this community.”
Prospective home buyers will find several options, including a cohousing community that shares facilities and frequently meets for dinners. Many homes here are also within convenient walking distance of a local high school and outdoor amenities, with prehistoric fossils and remains of the area’s old clay mining days.
Welchs is a quaint neighborhood with plenty of appeal and access to schools, restaurants, and amenities.

Welchs consists of single-family homes and townhouses, the latter of which make up the cohousing community of Harmony Village. “It’s where a bunch of simpatico people get together to share things like gardening,” Smith says about the village. “They have a clubhouse, where there are meals once a week that are prepared by the group. So, the neighbors actually break bread together once a week.”
Homes in the neighborhood share lots with cottonwood and conifer trees. Housing styles include ranch-style homes, split-levels, bi-levels and cottages with Cape Cod and English Tudor features. There are also upscale Spanish Revivals, and Harmony Village, specifically, has Santa Fe architecture. Smaller single-family homes go from about $700,000 to $900,000, while larger options, including those near the golf course, run between $1 million and $2.1 million. Townhouses go from $700,000 to $1 million, depending on size. Despite the many homes, the neighborhood has more renters than owners.
