Suburban neighborhood with Sonoran Desert charm

About 23 miles west of Phoenix, Goodyear’s Estrella Vista offers single-family homes built over the last 30 years, set near shopping, parks, schools and Interstate 10. “It’s a good little bedroom community, close to Goodyear Ballpark and right by the Goodyear Recreation Center," says Michele Klein, a real estate agent with Berkshire Hathaway who has over 9 years of experience. Homes here are set in planned subdivisions, and it’s common to see American flags and palm trees waving in residents’ yards. Amy Antalik, a Realtor with Russ Lyon Sotheby’s International Realty and over 15 years of local experience, says the area’s popular with folks working in Phoenix’s expanding tech and manufacturing job market. “A lot of businesses out there—big companies like Amazon, Boeing and Honeywell—are relocating a lot of folks to the area,” Antalik says. The overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4. Area houses of worship include Purpose Church, Mission Church and The Church of Jesus Christ of Latter-day Saints.

Goodyear schools receive high marks from Niche

Local kids can attend Desert Star School, rated B-minus by Niche, for kindergarten through Grade 8. The B-rated Desert Edge High offers an Agriculture Education program with access to a school garden and greenhouse. Area charter schools include the B-minus-rated Legacy Traditional School, in the neighborhood’s south; this school serves kindergarten through Grade 6, and students who join its Mozart Performing Arts Program learn music theory and piano.

Pocket parks and nearby Goodyear Recreation Campus

The neighborhood's largest parks are the 6-acre Estrella Vista South Park, where folks can play soccer and basketball, and the 4-acre Estrella Vista North Park, which has a playground and picnic shelter with tables and a grill. Pocket parks throughout the neighborhood offer a mix of playing fields, playgrounds and paved walking paths. Less than a mile north, the aquatic center at the Goodyear Recreation Campus is an oasis in the summer, when temperatures here regularly top 100 degrees. Baseball at the Goodyear Ballpark

Goodyear Ballpark, set in the neighborhood’s east, is the most popular event venue in the city. From February through March, Goodyear Ballpark’s the spring training home of the Cincinnati Reds and Cleveland Guardians baseball teams. Annual events are also held here, including the three-day Arizona Balloon Classic each January, where attendees can take hot air balloon rides high over the Estrella Mountain Range.

Area shopping and dining can be found about 2 miles north, on and around Estrella Parkway. In addition to plenty of fast-food chains, there are a few shopping centers here, with grocery stores, small businesses and big-box retailers like Walmart. Augie’s Sports Grill is popular with sports fans for its laidback atmosphere, comfort food menu and weekly events, like trivia and bingo nights. Enroute Coffee & Tea’s the local spot for a cup of joe, and Sweet Snow offers ice cream treats.

Spanish-style homes built over the last 30 years

Set in sidewalk-lined subdivisions, Estrella Vista’s single-family homes are all Spanish-style new traditional, built between the 1990s and 2020s. “They’re usually all pretty standard—painted stucco and either one- or two-story; they all have tiled roofs,” Klein says. Most homes are a part of homeowners associations, with monthly dues of $60 to $100 going toward community upkeep. On average, homes here sell after 34 days on the market, compared to the national average of 44 days.

Late 20th-century homes here have three to four bedrooms, layouts of 1,500 to 2,000 square feet, and lots of 5,000 to 9,000 square feet; depending on a home's layout and lot, prices range from about $350,000 to $450,000. The 21st-century homes here have three to six bedrooms, 1,500- to 3,000-square-foot layouts, and lots of 6,000 to 12,000 square feet; prices range from $350,000 to $600,000, depending on a home's layout, lot and additional features like multi-car garages and private pools.

Getting around from Estrella Vista

Interstate 10 is found about 5 miles north of Estrella Vista, leading 22 miles east to Phoenix. Estrella Parkway, the area’s main thoroughfare, is centrally located in the neighborhood. Most streets are sidewalk-lined and bikeable, but locals are generally car-dependent; Valley Metro buses stop about 4 miles north along McDowell Road. Abrazo West Campus Medical Center is about 6 miles northeast. The regional Phoenix-Goodyear Airport is 4 miles east, and Phoenix Sky Harbor International Airport is 26 miles east.
