Gordonville blends planned development and country living
Country homes and a growing master-planned development called Rock Creek make up Gordonville. The former includes 30-acre farms, while the latter features custom homes on quarter-acre lots. Gordonville borders Lake Texoma, an 89,000-acre body of water that separates Texas and Oklahoma. The outdoor activities associated with the lake draw people to this unincorporated community nearly 100 miles north of Dallas.
Housing options include custom-home community and rural properties
Houses in Gordonville are entirely single-family. In Rock Creek, homes are all custom builds, says Phil Helton, a Realtor with Keller Williams Frisco Stars and the top-selling agent in Rock Creek. “They review every floor plan that someone wants to build,” he says. “If a builder does build [a home], [Rock Creek] tells them to go ahead and throw that plan away, because we won’t let you use it again.” Homeowners sometimes list their houses, but most of what’s for sale in Rock Creek are vacant lots. Each of Rock Creek’s 30-plus subdivisions mandate minimum homes sizes; they typically range from 1,800 to 3,500 square feet.
Smaller ranch-style homes fill the Wright Acres subdivision, located down the street from Lake Texoma and Cedar Bayou Marina. Elsewhere in Gordonville, homes and farms are spread out on large, rural properties. Development along Lake Texoma is sparse, so opportunities for lakefront homes are limited. “You have the proximity to the lake; you don’t have the lake views,” Helton says of Rock Creek.
Home prices vary based on location, amount of land
Houses in the Wright Acres subdivision sell from the low $200,000s to the high $400,000s. Recent sales at Rock Creek range from the high $300,000s to the low $600,000s. Rural homes with large lots typically sell from the mid-$700,000s to $1.5 million.
Highly rated schools in the Whitesboro Independent School District
Highly rated J.W. Hayes Primary School teaches kindergarten through second grade, after which children can attend Whitesboro Intermediate School for third, fourth and fifth grades. Older students go to Whitesboro Middle School and Whitesboro High School, both of which are highly rated. In 2025, the Whitesboro Independent School District broke ground on an early childhood center, an agricultural sciences facility and an athletic center with an indoor turf field and weight room. The district expects construction to wrap up in August 2026.

Gordonville attracts a blend of full-time residents and weekenders staying in vacation homes. Those who do work are within 60 miles of a few common commuting destinations:

- Located 30 miles away, Denison has several hospitals, which collectively employ thousands of people.
- Located 55 miles away, Frisco hosts the headquarters of the Dallas Cowboys and The PGA of America.
Hiking, boating and fishing at Lake Texoma
A Gordonville address puts residents within 5 miles of a boat ramp or marina. Rock Creek Marina is open to community residents who want to dock a boat or rent a vessel, while anyone in Gordonville can rent slips at Cedar Bayou Marina. All the marinas and ramps in Gordonville provide access to Lake Texoma, known for catfish and bass fishing. There are activities for hikers too; the Cross Timbers Hiking Trail snakes along the lakefront for 15 miles. Golf legend Jack Nicklaus and his company designed the 18-hole course at Rock Creek, which is only open to residents and their guests. New amenities are in the works nearby. A Margaritaville resort broke ground in Denison in 2025, and a Hard Rock Casino is planned on the Oklahoma side of Lake Texoma. “I think as those develop, the popularity of Rock Creek will continue to improve,” Helton says.
