Living next door to America's largest downtown square
Graham is 90 miles west of Fort Worth, anchored by America's largest downtown square and surrounded by miles of farmland. Originally settled in 1871 after the Civil War, the area's manufacturing mills and cotton gins drew families looking for work. The small town eventually grew into a city and is currently home to around 9,000 residents. "Our downtown square is our claim to fame, but we've got big events and a big heart," says DeNae Carroll, a Graham local and Realtor with Keller Williams. "Most people here work for our education system and the city. Of course, there's some old money here [too]. I think the appeal is not only having great outdoor recreation and a great school system, but living next to great people."

From historic properties to new-traditional homes
In the blocks surrounding the downtown area, bungalows and ranch styles built in the early-to-mid-20th-century sit on small lots. In the city's southern section, newer construction is more common, primarily contemporary and new-traditional styles on cul-de-sacs or along shaded roads. The median sales price in Graham is $252,500, much lower than the national median. "Entry-level homes start around $200,000 but usually need a lot of work. Then, on the other end, we have historic, huge homes selling for $800,000," Carroll says. "We joke that you can knock on someone's door, and they'll sell you their house. We have a lot of off-market sales here, just from word of mouth."

"We moved here just so our kids could go to school in this district," Carroll says. "It's a big draw for a lot of families." Graham High School has a partnership for dual credits courses with North Central Texas College, which established a campus in Graham in 2010. The faith-based Open Door Christian School is the only private option within city limits.

A bustling boating community at Possum Kingdom Lake
Among Graham's seven parks and two lakes, Fireman's Park offers the largest range of recreational options, such as a disc golf and walking trails. This is also the site of the Graham Farmers Market, open from May to September. "Lake Graham is good for a little fishing and swimming, but everyone [mainly] goes south to Possum Kingdom Lake," Carroll says. "It's huge and has great hiking trails and a super active boating community."

Graham is credited with having the largest downtown square in America. Wide sidewalks run past rows of 20th-century brick buildings, many adorned with murals. They house locally owned specialty shops, restaurants and bars, all of which help power Graham's economy. The National Theatre of Graham, listed on the National Register of Historic Places, screens movies in the heart of downtown. While Graham is surrounded by rural farmland, many big chains have moved here. Along Highway 16 are grocery markets and big-box stores, so necessities are not far.

"At the end of the day, there are huge music performances at the Young County Arena. It's used for rodeos and whatnot throughout the year, but it's also become our main music venue."
