Few neighborhoods in Grand Prairie experience the kind of shopping that Forum Estates does. A North Texas neighborhood of around 6,000 residents, Forum Estates is unique in that it’s surrounded by multiple shopping centers, including Grand Prairie Premium Outlets on the southern end. It’s also directly southwest of EpicCentral, a 172-acre entertainment complex that features a Vegas-style water and light show every night. “That EpicCentral area includes a waterpark, a gym and a lot of restaurants and shopping,” special district administrator Lee Harriss says. “It’s very popular with the people of Grand Prairie.” With a diverse housing stock, easy highway access and no shortage of local retail, the Forum Estates is a mixed-use community around 20 miles between Dallas and Fort Worth.

Shopping malls, premium outlets and flea markets

Grand Prairie Premium Outlets carries over 90 premium brands including Michael Kors, J. Crew and Vera Bradley. Outside of the mall, Traders Village is a local flea market that has been selling clothes and collectibles for over 50 years, while Asia Times Square is one of the largest Asian markets in the state at around 250,000 square feet. Three more shopping districts within the EpicCentral corridor are anchored by notable restaurants such as Radici Wood Fired Grill, The Finch American Grill, Vidorra and Serious Eats, a food hall that serves sliders, shakes and pizza slices. Big box stores include IKEA, Living Spaces and Bass Pro Shops, while local grocery stores include Kroger, Aldi and Walmart.

Highways and interstates to surrounding cities

Forum Estates is conveniently situated by the corner of State Highway 360 and Interstate 20 and is well-connected between most major highways in the DFW Metroplex. The Parks Mall at Arlington is around 7 miles west, while Mountain Creek is around 8 miles east. Driving around 12 miles south on State Highway 360 leads to Mansfield, while driving 15 miles north leads to the Dallas Fort Worth International Airport. The Baylor Scott & White Emergency Hospital is 3 miles south of the neighborhood and is open for 24 hours.

Epic family fun and EpicCentral

One of the most notable features of EpicCentral is PlayGrand Adventures, a 10-acre inclusive playground with a dog park and 2 miles of walking trails. Concerts and live musical performances occur at the Jambox music venue, while pickleball players compete on one of 11 courts at Chicken N Pickle. The Bolder Adventure Park has over 66,000 square feet of zip lines, obstacle courses and rock climbing, as well as 50 of the latest games in its arcade. The Epic Waters indoor waterpark is open year-round and has waterslides, cabanas, a lazy river, a wave pool and a FlowRider surf machine.

Traditional and ranch-style homes with curb appeal

Houses are primarily situated to the north around Forum Drive and split up between multiple loops and subdivisions. “There’s a lot of common features in the neighborhood,” Harriss says. “They have a lot of flower beds at the entrances, and the medians are also landscaped. It’s a nice, single-family neighborhood with really strong curb appeal.” Grassy lawns are properly maintained with landscaped bushes and tall trees, and some houses also have their own lamp posts. Traditional and ranch-style homes are most prominent in the neighborhood, with prices ranging between $300,000 and $575,000.

Public and private schools alongside a local university

J.M. Ferrell Elementary School is located within the neighborhood and earns a B on Niche, while Christine Barnett Junior High School has a 13-to-1 student-teacher ratio and earns a B-plus. Bowie High School has an International Baccalaureate program and earns a B. There are also several private, vocational and charter schools around the neighborhood, and the University of Texas at Arlington is around 6 miles northwest and earns a B.
