A trendy suburb with lower pricing and city amenities
A neighborhood just two miles from downtown Grand Rapids is gaining attention in an already booming, still-developing market. “It’s getting harder to buy in many neighborhoods here—but not in Madison Area,” says Deb Ables, a Realtor with 616 Realty. Ables, who was born and raised in Grand Rapids and worked with clients throughout the area, says Madison Area is especially popular with first-time home buyers. “It has all the perks of living in nearby neighborhoods, but the pricing here is still low. It’s an area that people are starting to discover,” she says. These perks include local eateries along the highly walkable Wealthy Street, and lots of activities in neighborhood parks.
Located two miles east of downtown, the Madison Area offers urban excitement and suburban peace.

Eclectic meal finds on Wealthy Street
Among the dining spots on Wealthy Street, Wealthy Street Bakery is locally adored for its coffee, fresh pastries and breakfast sandwiches. Downtown is the hub for the city’s most popular events. Local kids may start their education at Campus Elementary School, rated a C-minus by Niche, then continue to the C-plus-rated Grand Rapids University Preparatory Academy (GRUPA), a public magnet junior and high school serving Grades 6 through 12.
