Pine trees line the streets of Pleasant Valley. The residential landscape is “random and scattered, with very few places defined by a home style,” says Kendon Leet, owner of Kendon Leet Real Estate in Grants Pass. “There are amazing homes next to double-wide mobile homes.” Pleasant Valley contains ranch-style houses and contemporary Craftsman-inspired homes. Prices generally range from $385,000 to $625,000, but a small number of custom homes sell for $900,000 or more. Homes typically sit on lots between one and five acres and have features like greenhouses, perimeter fencing, chicken coops and gardens. Homes use well water and operate on septic systems. Manufactured homes sell between $200,000 and $475,000 and include similar features like sheds or fenced-in wooded lots.Public and faith-based schools
Students may attend Manzanita Elementary, rated B-minus on Niche and Fleming Middle School, rated C. North Valley High School, rated C, won district wrestling championships in 2023 and 2024. The only school within the neighborhood is Vineyard Christian School, which serves prekindergarten through eighth grade. In Pleasant Valley, nature is infused into daily life. Gardening, horse rearing and driving through the pine forests happen every day. The Rogue River is accessible 11 miles west of the neighborhood at Indian Mary Park, where people also play disc golf, go birdwatching or walk dogs along the rocky shoreline. There’s no cell service within the park, and anglers on a quest for salmon, trout or steelhead can use the boat ramp to enter the river.Family-friendly fun at Pottsville Historical Museum
Within the neighborhood is Pottsville Historical Museum, which showcases old cars, buildings and items used throughout Oregon’s history. “Pottsville is sort of a well-known place in Grants Pass,” Leet says. “It’s a historic mining and timber museum with special events, plus car shows featuring old engines and tractors once a year on Father’s Day. A lot of families go there.” An antique tractor parade takes place over Father’s Day weekend, complete with live music and local vendors. The museum is also home to the Grants Pass drive-in, where the community gathers in their cars on the property to watch a movie in an old-fashioned drive-in setting.Shopping and dining in Grants Pass
Sam’s Market, a convenience store in Pleasant Valley, sells snacks, beer and made-to-order burgers. Otherwise, residents head to Grants Pass for shopping and dining. Grants Pass Shopping Center has grocery and retail options like Fred Meyer and The Home Depot, and when it comes to dining out, downtown Grants Pass has several options, including Lulu’s for the Love of Food. This brunch spot is easily identified by its brick façade and black and white striped awning. Next door is Bohemian Bar & Bistro, which sources organic ingredients from local farms and offers craft cocktails and rooftop dining.Proximity to Interstate 5 and Grants Pass
The spread-out rural neighborhood is not considered walkable, but people can get around by bus and car. Commuter buses stop in Pleasant Valley, taking passengers south to Grants Pass and Merlin and north to Wolf Creek, Sunny Valley and Hugo. The nearest hospital is Asante Three Rivers Medical Center, about 13 miles south in Grants Pass. Pleasant Valley borders Interstate 5, one of the West Coast’s main north-to-south highways. It leads to Rogue Valley International Medford Airport, 35 miles southeast.Safety in Pleasant Valley
